Recent industry and consumer studies show:

- A growing share of property investors are using brokers as part of their advice team, alongside accountants and financial planners.
- Across the broader market, brokers now facilitate around 80% of new home loans and a similar share of refinances, according to broking industry and media reports.

Australians are increasingly turning to brokers as their primary pathway to lenders, rather than navigating individual lenders on their own.

Type ‘Can I afford a home?’ into Google in Australia and you will be buried in calculators, checklists and blogs.

Many first home buyers walk into a meeting convinced they “can’t possibly borrow enough”, only to discover that their actual borrowing capacity may differ from a generic online calculator because lenders assess applications using broader criteria.

The gap between Google and reality has never been wider.
Most popular calculators work on a few simple inputs:
• income
• expenses
• interest rate
• existing debts

They then apply a standardised buffer and produce an indicative borrowing figure.

The problem is that lenders do not assess you that way. Australian lenders use detailed servicing models that build in higher assessment rates, minimum living expense benchmarks and policy rules around overtime, bonuses, rental income and more.

As a result, two people with the same salary can have very different borrowing capacities with the same bank.

• ‘mortgage meaning’
• ‘what is interest?’
• ‘what is a comparison rate?’

The data is clear
People are prepared to sign a 30 year loan before they fully understand how it works.
