Haines Phillips Architects will be exhibiting at the upcoming Listed Property Show at
London Olympia on Friday 30th and Saturday 31st January. Opening hours are 9am - 5pm
on both days.
The exhibition draws together the biggest collection of listed building suppliers and
experts under one roof to provide information on products and services if you are
maintaining, altering, or renovating your listed property.

and further afield.
We have a long track record of obtaining consents working on projects in conservation
areas, on listed buildings, and in unlocking the potential of difficult and unusual sites

subterranean developments.

This year we have made a charitable donation to Family Action.
Family Action supports vulnerable children and families across the UK.
The office will close on 24th December 2025 and reopen on 5th January 2026.

Some recent shots from our project in Wandsworth which is due to be completed in early 2026. The project comprises three new flats for the rental market in a reconfigured and extended building that previously included a launderette with substandard residential accommodation above.
We obtained planning consent for the change of use and alterations to the building in 2024 and construction work started in the spring of 2025.
We have made full use of the available footprint of the site to maximise the value of the site with alterations that include a two storey extension across the rear yard, roof dormer and new floors and staircases within the original building. Each of the flats have external terraces or balcony spaces and high quality, robust finishes and fixtures.
We look forward to sharing images of the completed project in the new year.

We have recently completed a remarkable project on Holland Street, Kensington and Chelsea.
The project, which involved a basement level extension coupled with thoughtful modifications to the interior of a distinguished Grade II listed family residence.
Meticulous planning and careful ex*****on was required to preserve the historic significance and architectural integrity of the building whilst enhancing the quality and usability as a comfortable 21st century home.

We obtained planning permission and listed building consent following a detailed submission and extensive negotiations with the RBKC planners.

Our work included detailed design and specification to ensure that the new elements seamlessly integrated with the existing building and worked closely with the interior designer to coordinate the finishes and fixtures, creating a harmonious blend of past and present.

Haines Phillips Architects showcased our practice at the Listed Property Show at London Olympia.

One of our recent projects on a listed building has now been featured in the Listed Property Owners Club magazine.

The project is The Old Wheatsheaf, which was the comprehensive renovation of an 18th Century Grade II listed family residence.

Works are progressing well at our project to refurbish and improve our clients large family house in Putney.

One of the key parts of the project is creating a new landscaped patio and planter connection between the lower ground floor and rear garden.

Our design will vastly improve the quality of light, outlook and usability of the lower and upper patios with a new arrangement of shallow access steps, terraced planters and new paving, trellises and soft landscaping.

The works also include waterproof lining and a new layout for the kitchen and family areas in the lower ground floor and other improvements throughout the rest of the building.

Our loft re-conversion project in Highgate is now on site.

The work involves the reorganisation of the loft floor to improve the master bedroom suite.

Two large, zinc clad, contemporary dormers are being added to the rear roof to improve light and outlook from the bedroom and to create a new walk in wardrobe facing the rear garden.

The bedroom space has been subtly reorganised through the introduction of a part height partition that allows the bed to face the garden and creates a snug area behind the bed.

The ensuite bathroom layout has been changed to provide a more efficient flow of space, with a large walk-in-shower and a separate WC cubicle.

The works to the loft have followed on from refurbishment and improvement works to the first floor rear terrace in 2024 and we are looking forward to seeing the house completed for summer 2025.
