We have recently served a legal notice to make improvements to a building covering 3 flats.
The pictures below show the conditions in the flats, which includes ceiling damaged due to penetrating damp, scorched and cracked socket in use and a window repaired using parcel tape to prevent draughts.
We are working with the licence holder to get them to fix these issues.

We inspected a property recently and found 16 defects or safety issues, including broken windows, rotting doors, dangerous plug sockets and unsafe stairs.
We also found internal and external damp and mould, broken heaters with no fixed heating and water flushing onto the bathroom floor.
It is a landlord’s responsibility and the conditions of the licence to make sure the home they rent out to tenants is safe and up to living standards. The below photos show some of the issues we found. We are working with the licence holder for them to fix these issues.

During an inspection officers found an external door with no door handle. The landlord replaced the door, which is now more secure and energy efficient.
There was a risk that someone would have been burgled or not been able to get out in emergency.

Landlords make sure you use a reputable agent, one that is a member of a recognised trade body for example Propertymark, RICS, UKALA, Safeagent, TPI.
If your property is licensed, one of the conditions is to inspect every 6 months. Regular inspections can help identify problems early, so they don't get worse.

Tenants, things to remember when putting your bin out…
You shouldn't put your bin out any earlier than 4 pm the day before your collection day or leave them out later than 8am the day after
Wheeled bins can be used as a tool for burglary or fire. Bringing your bin back in promptly will help to prevent this
Please make sure you put your bin safely and it does not cause an obstruction
Please place the bin by the kerbside of your home, or at the agreed point
