NOTICE TO ALL STA. BARBARA SUBDIVISION BENEFICIARIES/MEMBERS

Board Resolution No. 002-2025 dated August 9, 2025 -A Resolution Updating the Final Master List of Sta. Barbara Beneficiaries

The Sta. Barbara Subdivision Homeowners’ Association, Inc. hereby informs all beneficiaries of the official adoption of Board Resolution No. 002-2025, following the directive of the National Housing Authority (NHA) during the meeting held on April 1, 2025. This resolution addresses updates to the Final Master List of Beneficiaries to ensure fairness, accuracy, and compliance with NHA guidelines.

Salient Provisions of the Resolution:

1️⃣ Replacement of Units – Beneficiaries who have already been awarded housing under the “Pabahay” program will be considered as having received a replacement for their Sta. Barbara home lot allocation.

2️⃣ Zone Classification – As declared by the Disaster Risk Reduction Management Office (DRRMO) of Tacloban City:
• 50% of the subdivision is classified as No-Build Zone.
• The remaining 50% is designated as Danger Zone, to be converted into Build Zone.

3️⃣ Documentary Requirements – Beneficiaries updating their records must submit:
• Death certificate (for deceased original beneficiaries)
• Proof of blood relationship (birth certificate or marriage contract)
• Waiver (if requesting a change of beneficiary)

4️⃣ Inactive Beneficiaries – Members who fail to attend scheduled meetings, settle monthly dues, survey fees, or operational expenses, and who do not comply within the prescribed deadline will be placed on the waitlist for “Pabahay” housing.

5️⃣ Notice of Meetings – Official announcements have been disseminated via radio, messenger group chat, page, and in-person meetings every Saturday at 1:00 PM since the second week of April 2025 up to present.

6️⃣ Finalization of Master List – Beneficiaries who fail to attend the scheduled meetings by August 9, 2025 will be replaced with eligible beneficiaries from the No-Build Zone.

7️⃣ Lot Survey Option – Interested beneficiaries may engage a geodetic engineer for an individual lot survey at a cost of ₱9,000.00 to determine the exact lot location and buildable zone. Deadline for payment: August 30, 2025.

This resolution ensures that the allocation of housing units is just, transparent, and in accordance with established guidelines.

📢 COMMUNITY UPDATE – Officers and Board Meeting re Sta. Barbara Subdivision HOA

Today, August 9, 2025, at around 10:00 AM, the Sta. Barbara HOA Officers and Board of Directors held a meeting with Mr. Sofronio Cormero to address several clarifications regarding our community matters.

At 1:00 PM, we proceeded with our regular meeting, with the following key highlights:

1. The HOA Officers and Board have unanimously resolved to remove members who have already been awarded housing assistance. Their slots have been reallocated to other qualified beneficiaries, effective August 9, 2025;

2. Members who fail to attend meetings and do not pay their monthly dues, resurvey fees, or other contributions for HOA improvements will have their slots offered to interested members wishing to transfer to the building zone area. This measure is to ensure resurvey costs are covered and to prevent project delays.

Other activities:

1. Continuation of membership processing for those who have paid the legalization and mobilization fees.

2. Progress report on the ongoing resurvey within Sta. Barbara.

3. Ongoing processing of both resurvey fees and monthly dues.

We appreciate everyone’s cooperation and commitment to maintaining and improving our community. 💙

📢 COMMUNITY UPDATE – Land Re-Survey Begins

📅 August 6, 2025

Today, the team led by Engr. Julius Morga officially commenced the land re-survey within the vicinity of Sta. Barbara Subdivision. 🗺️🏡

🔍 This survey aims to:
✅ Accurately identify property boundaries
✅ Determine which lots fall within the approved building zone
✅ Support proper land documentation
✅ Aid in community planning and development

We sincerely thank all residents for their patience, cooperation, and support during this important activity. This is a major step toward securing our community’s land and ensuring fair and proper allocation for all qualified beneficiaries.

📌 This project is made possible through your monthly dues and the contributions of those who paid for the re-survey. Together, we are working to build a better and more secure Sta. Barbara. 💙🏡

August 5, 2025

Today, Dr. Teofilo Montallana, President of Sta. Barbara HOA, personally visited Land Bank of the Philippines – Real Branch, Tacloban City to check the status of our association’s account (Account No. 17** ** **1).

📌 Current Status:
As of August 5, 2025, our account has an outstanding balance of ₱66,009.00.

The account requires updating to reflect the new set of HOA officers. The bank has provided a list of requirements, which we will work on completing as soon as possible to ensure our records remain accurate and updated.

We will keep you informed once the updating process is completed. Thank you for your continued trust and support as we work to maintain transparency in our community’s financial matters. 💙🏡

THE DEADLINE WAS ACTUALLY SET LAST AUGUST 2, 2025.
