Growth is great, but when your population grows more than 30% in ten years, things start shifting.

Home prices go up, infrastructure (roads, schools, sewers) can't keep up, and first-time home buyers struggle to enter the competitive market.

But Williamson County isn't just watching it happen... they're shaping housing policy and planning for what comes next.

Most people think Williamson County is Nashville's bedroom community. But as many people commute INTO Williamson County as leave it.

12 of Nashville's 25 largest companies are headquartered there. The median home price is over $900,000. And with over 30% population growth in the last decade, it's one of the fastest growing housing markets.

So what happens when the people who keep this community running can't afford to live where they work?

We'll find out from Bo Patten, CEO of Williamson County Association of REALTORS tomorrow on The Volunteer Roadmap.

A lot of people ask how Tennessee manages to stay a no income tax state and a big part of the answer is tourism.

When visitors come here for concerts, sporting events, or to see attractions like Ruby Falls, they spend money. All that spending generates sales tax revenue that helps fund our schools, highways, parks, and more.

People love to visit and we love to live here, it’s a win-win.

Thanks Hugh Morrow (Ruby Falls) for sharing this info at the Breakfast Club!

Sometimes it's good to slow down and appreciate what we've got here in East Tennessee. 🌳

Doesn’t everyone want to be number 1??

Bob Raines runs Tennessee's $8 billion entertainment industry. When asked about his 4-year goals, he said something nobody expects: he wants Tennessee to be a second-tier market, not first-tier.

Why? Because chasing the number one spot means boom-and-bust cycles, artificial markets propped up by massive incentives, and unstable growth.

Second-tier means consistent revenue, sustainable infrastructure, and workforce you can count on year after year.

Watch the full episode to see why strategic positioning beats chasing the top spot.

One thing that doesn’t get talked about enough with redistricting is how it can impact economic growth.

Money can't beat talent.

The Tennessee Entertainment Commission didn't throw massive incentive programs at the problem.

They focused on building an 80-year talent ecosystem, creating pathways that don't require 8-year degrees, and strategically positioning Tennessee as a sustainable second-tier market.
