🏠 PROPERTY VALUES: HOW MUCH IS TOO MUCH?
A friend recently reached out to me regarding the sale of his home. I’ve known him for as long as he has owned the house, and I know he hasn’t made any significant improvements to the property.
He was planning on asking at least $170K for the house, basing his estimate largely on the Hidalgo County appraisal of $162K. I explained to him that the house still needs a lot of work. It needs plumbing repairs, a new roof, and a new A/C system.
I fired up my laptop to do some research on his property, and I was surprised by what I found. I can’t believe he never pushed back on these appraisals.
In 2020, his home had an appraised market value of $85,938. For 2027, the value shown is $162,014 — with no major improvements made to the home.
That’s an increase of $76,076, or 88.5%, in just seven years.
For comparison, Federal Housing Finance Agency (FHFA) data show home prices from Q2 2020 through Q2 2026 increased approximately:
Corpus Christi: 43.4%
San Antonio–New Braunfels: 44.5%
Houston: 43.2%
In other words, his home’s 88.5% appraisal increase is roughly DOUBLE the overall home-price appreciation experienced in these other major Texas markets.
It’s important to note that an appraisal district’s market value isn’t exactly the same thing as an actual home sales price. FHFA’s House Price Index measures broader market movements using millions of home sales and appraisal records.
How much has your home’s appraised value increased since 2020?
