Just closed last week. 👇

An investor/Realtor from California reached out to me about 60 days ago after watching one of my foreclosure videos here in San Antonio.

He wanted to take a shot at a property that was listed around $180,000. I gave him my thoughts on what HUD might take… and he actually went in LOWER than that.

At first? Rejected.

A few days later? Accepted.

Final price: $158,000
Home is only about 3 years old.

When I walked it, it was basically turnkey.
– Carpet just needed cleaning
– No ceiling fans
– No microwave
– Inspection was clean with only minor items

He added new fans, a microwave, freshened up the carpet… and now we’re looking at an after-repair value around $215,000.

He may flip it.
He may rent it.
Either way — it’s a strong position.

Here’s the bigger point…

The opportunities right now are not going to the people sitting on the sidelines.

They’re going to the people who ASK.

That’s the market we’re in.

If you don’t ask, you don’t get.

And this isn’t some wild, risky house. It was a clean, 3-year-old foreclosure in our backyard here in San Antonio.

Now here’s the crazy part…

We also made a bid on an even better deal in Forney, Texas.
Because of some owner-occupancy legal tripwires, we couldn’t keep that one — but it’s still available.

And when I tell you it’s better than this one… it’s better.
