5 things this loan officer got wrong about solar leases on homes that killed the deal and made buyer walk š©
He called my clientās solar lease āterribleā without ever reading it. His buyer believed him and walked away from the house. Hereās what he missed:
1ļøā£ He never checked the utilityās rates. The lease power cost less than Edisonās, and the homeowner has zero equipment liability.
2ļøā£ He thought a grid bill meant solar wasnāt worth it. A system that covers part of your usage still saves you money. Without it, youād buy every kWh from the utility.
3ļøā£ He never read the contract. Thereās no lien on the home. The lease files a UCC-1 on the equipment only.
4ļøā£ He doesnāt understand utility buy-back rules. Every rule change has pushed homeowners toward energy independence, and existing solar homes kept their deal. If youāre not buying from the grid, youāre not at its mercy.
5ļøā£ Under NEM 3.0, selling power back is optional. A batteryās real job is keeping you off the grid, so rule changes matter far less.
Before you call a solar lease ābad,ā read it. Before you spread misinformation, check the facts. š©
