VSL is a 501(c)(3) membership organization supporting sober living operators with a proven model, standards, and community—creating structured, recovery-focused homes for those seeking housing and those called to lead them. Through a structured model, defined standards, and ongoing support, VSL helps operators start, grow, and sustain recovery-focused homes. Our network of Chartered Operators provides structured sober living environments designed to support accountability, stability, and long-term recovery. Homes are independently operated and united by shared principles, systems, and best practices. Organized by The Vanderburgh Foundation, VSL exists to expand access to quality recovery housing by equipping operators with the tools, training, and community needed to serve residents effectively.

Here’s a mistake we see in a lot of sober living projections: treating the home like a regular rental with more people in it.

It isn’t. If you operate the home yourself, you’re running a business on resident fees. You give one bed to a house mentor, you plan for empty beds between residents, and you pay every operating cost.

If you lease the property to an operator instead, you’re a landlord. Your income is one lease payment, and your biggest risk is that operator.

Both can work. But blend the two sets of numbers together, and the projection stops meaning anything.

A great recovery home isn't just about the house itself.

It's also about how easily residents can access the opportunities, services, and support systems around them.

The right location can make a bigger difference than many operators realize.

Don’t guess what your property could earn as a sober living home. Check your numbers for free.

Enter the address and square footage in our free calculator, Run the Numbers, and you’ll see:
1. How many beds it supports
2. Rent per bed in that neighborhood
3. Estimated monthly revenue

The full analysis comes by email, with every expense line and the number of beds you need filled to break even.

It takes a few minutes, and every figure is an estimate tied to that exact address.

Run the numbers on your property. Link in the pinned comment.

The best recovery homes aren't defined by how many people they can house.

They're defined by the environment they create.

When people feel connected, supported, and part of something bigger, recovery becomes stronger.

Is sober living certification worth it? It depends heavily on where your home is.

In five states, the law ties referrals, funding, or the right to operate to the credential. Florida bars licensed treatment providers from referring to uncertified recovery residences. Massachusetts bars state agencies and their vendors from doing the same. Pennsylvania sends state-funded referrals only to licensed recovery houses. Maine requires certification for state contracts and housing vouchers. And in Ohio, you need it just to keep operating.

We’ll be straight with you, too. Certification doesn’t fill beds or guarantee referrals. It opens doors, and you still have to build the relationships behind them.

The value of a property isn't always as straightforward as it seems.

When real estate and operations intersect, the conversation becomes much more interesting.

Question we got: What should your TV and internet policy actually look like in a sober house?

Internet is a should-have. TV is more optional, a shared TV with a few streaming services usually does the job (a sports package if it's a men's house tends to get requested a lot).

The one rule worth holding firm on: no TVs in bedrooms. It promotes isolation, and that works against everything a good house is trying to build. One TV in a comfortable common room does more for community than people expect.

We answer questions like this live every Friday at 2 PM Eastern, come with whatever's on your mind.
