Clarification on Resale Prices of Converted HDB Flats
In a blog post, Mr Phillip Ang suggested that the $910,000 median resale price of converted flats cited by Minister for National Development Chee Hong Tat in his Parliamentary reply on 7 October was based on outdated figures. The blog post alleged that resale prices of converted HDB flats in 2026 were substantially higher. Both points from Mr Ang are factually incorrect.
The median resale price of $910,000 cited by Minister Chee was based on actual transactions of converted flats in 2025. It did not include transactions from earlier years. Based on transactions up to 3Q 2026, the median resale price of converted flats also remained comparable to that in 2025, contrary to Mr Ang's claim that prices were hundreds of thousands of dollars higher.
HDB publishes actual resale transaction data to help buyers make informed decisions. Members of the public can refer to recent resale transactions (https://go.gov.sg/hdb-resale-statistics) to better understand the prevailing market prices and evaluate their housing options.
