The cost of thousands of affordable rentals is about to increase, here's why 14/12/2024

Thousands of low-income renters across the country are facing eviction or higher rents as government subsidies come to an end.

The federally funded National Rental Affordability Scheme (NRAS) gives incentives to housing providers, which then rent properties out for at least 20 per cent below market rates.

Each investor can access the scheme for up to 10 years.

The program started in 2008 with the goal of boosting the number of affordable rental properties in Australia but was axed by the Abbott government in 2014.

According to the latest figures, 8,589 homes nationally will leave the NRAS this year, meaning many renters will either be slugged with higher rents, or have to compete to find a new home in a tight market. the last remaining ones will be 4,591 next year by June 2025.

The cost of thousands of affordable rentals is about to increase, here's why For years, thousands of Australians have been paying lower rents thanks to a federal housing scheme. But as it winds up, there are fears some low-income tenants will struggle to find a place to live as rents rise nationwide.

Victorian family can't find a place to live as town runs out of affordable rentals 15/11/2024

Toowoomba (and adding Sunshine Coast and Gold Coast ) has been in affordable and social housing crisis mode for years. This issue was raised to people of power before this issue turned into crisis mode. People of power ignored this issue for many years. Now the focus is on this crisis point ; because it’s NOW in crisis mode🤦‍♀️ shame on Leeanne Enoch, Meaghan Scanlon MP Steven Miles and “Anna”. Local council “can” be coming to the round circle to cut red tape when it comes to the building of social, affordable and sustainable housing. Ignorance sure is bliss!
Sam O'Connor MP David Janetzki MP David Crisafulli MP Mayor Geoff McDonald
has the option to collaborate and focus on who has achieved the building of sustainable, social and affordable housing in their countries! A prime example is Singapore (ie Dr Cheong Koon Hean) has achieved:
https://www.hdb.gov.sg/.../dwellings/Designing-for-Life
What’s stopping Toowoomba having similar sustainable housing like Singapore?
The housing standards of majority of the social housing here in Toowoomba is appalling. The two properties I inspected I declined because it wasn’t safe and the state of these properties would bring on severe medical conditions. There needs to be review of the housing standards of the current social housing properties here in Toowoomba.
Another question to ask; is why has a high number of social housing properties here in Toowoomba have been sold at market value? Harlaxton is an example of such suburb that has had many social housing properties sold over the years.
Majority of the NRAS (hello NRAS Rents & private rentals now unaffordable as of Dec 2021) have been sold off in Toowoomba.
Questions needs to be raised why these properties were being sold off in 2020/2021/2022. >Mic drop 🎤

Victorian family can't find a place to live as town runs out of affordable rentals Castlemaine is one of the 68 locations across Australia that have a rental vacancy rate less than 1 per cent. There are said to be 600 people actively needing a house in the town yet only 10 homes listed for lease online.

Many NRAS tenants are being booted out over Christmas as the end of their leases ends but many on the QLD sunshine coast and Brisbane and areas managed by NRAS Milton had their leases shortened by 6 months during the 7th and 6th year amounting to 6 months. Tenants were lied to and the owners got huge rent increases on the 7th year valuation 6 MONTHS RENT INCRASE EARLY AND ILLEGALLY! Not only is this illegal it's also illegal to rort the Tax Department on this scheme!! The special terms and conditions were changed dramatically as well which is also illegal! This was done by deception when tenants questioned NRAS in Milton Brisbane!! These tenants now have nowhere to go and their Christmas is ruined !! Housing Qld have nowhere for these tenants to go!! Tenants Queensland Community Housing Limited Meaghan Scanlon MP None of these tenants moved in at Christmas time !!! What a low down 💩💩💩 act to do this to anyone and over Christmas time!! ATO will be contacted for an investigation into this and NRAS Milton will also be investigated for scrupulous business practises! If this has happened to you please contact this page!!

Battling the heat in your rental home? 🥵️🏠 Try applying reflective window film to your windows. You can get it from Bunnings, hardware stores and online. It's not too tricky to apply and effectively cools down your space.

On a budget? Ask car tinting shops for offcuts — you can apply them in a mosaic pattern on your windows.

Got a cool tip to help other renters? Share your recipe on our website. And read this one here ☀️: betterrenting.org.au/reflective_windows

This isn’t something we would normally do, but with permission, we took this photo to show you and illustrate how people are forced to live after their substandard, not-fit-for-purpose tents are flooded.

Just after we dropped down this family’s new tent (pictured) last night, it poured with rain again and they didn’t have time to safely erect it. With all of their belongings already soaked and destroyed, they were forced to take refuge and sleep on the bare concrete floor of a public toilet cubicle.

With all of the ground soaked from the days of rain we’ve had, they’ve been forced to set up their new tent on concrete where they will undoubtedly be hassled by police.

It is heartbreaking to see people forced to live like this at the best of times, but on Christmas Day it’s so much worse, particularly when it is all avoidable by prioritising the welfare of the people you are supporting.

If you are causing already vulnerable and traumatised people more trauma and making them more vulnerable, it’s time to reassess your practice.
