A conveyancer will review your land contract and a broker will help get you finance ready. But who is making sure the documents from your builder are accurate?

You only find out it’s wrong when it’s too late.
You walk into your new home for the first time…
And your heart sinks.
The taps aren’t the ones you chose.
The lights you paid for—missing.
The design changes you fought for? Nowhere to be seen.
You’ve been double charged, overlooked, and unheard.
And by the time you realise it…it’s already built.
This is the part no one tells you about building a home, but it happens all the time.
Not because people don’t care, but because no one’s in your corner.
That’s where we come in.
We protect your build.
We catch the details, push back when needed, and make sure you're actually getting what you’re paying for.
Before it's too late.
If you're second guessing whether you need us...you probably do.

Making more Homes Available - (VRLT)
Victoria State Government announced the crackdown on vacant properties across Melbourne.
From 1 January 2025, vacant residential land tax (VRLT) will apply to homes across all of Victoria if they are vacant for more than six months in the preceding calendar year.
The VRLT is a measure implemented by government to address the issue of residential properties being left vacant for extended periods. The tax is designed to encourage property owners to either occupy or lease their properties, thereby increasing the availability of housing.
Through a recent compliance investigation, the govemment has identified hundreds of properties that have remained vacant for more than six months. These properties are now subject to VRLT.

New Commercial and Industrial Property Tax.
Commercial Stamp Duty Reform Bill will transform commercial property tax by abolishing the upfront cost of transfer stamp duty and replacing it with a Commercial and Industrial Property Tax (CIPT.)
The reforms are expected to become law in May and will come into effect as of 1st July 2024.
CIPT will apply from the first land tax year after the 10th anniversary of the date that land enters the CIPT scheme.
