A bed. Hair bracelets. Your own skeleton. And one spectacular insult to your son-in-law.

People have been leaving unusual instructions in their Wills for centuries. Shakespeare, Napoleon, Jeremy Bentham and Joseph Dalby certainly gave their executors something to think about.

What can you leave someone in your Will? Perhaps it’s jewellery, a family recipe book or the decidedly ordinary chair everyone wants. Whatever matters to you, clear instructions can help the people you leave behind understand your wishes.

Your gifts don’t have to be this memorable. But your instructions should be clear.

🎹 AI-animated portraits with adapted dialogue inspired by historical Wills. Dalby’s likeness is imagined, and his original bequest was considerably ruder! 😀

The furniture was almost gone. He wanted to stay one more night.

When you’ve spent a lifetime in a home, leaving can mean saying goodbye to far more than the rooms.

Your children grew up there. The family gathered there. Someone you loved lived there.

In our work as BC Notaries, we help people with the legal steps of selling their homes. We also remember that the paperwork is only one part of what they’re going through.

Sometimes you need an understanding hand to move forward.

Yes, I really do need more paperwork. 😅

Selling an estate property in BC? You’ll need to send us the whole Grant of Probate—including the Will, if there is one.

Those missing pages could leave the house to a particular person or give a spouse the right to live there for life. Either could derail the sale.

Realtors: ask for the complete grant early. It’s much better to find these things before there’s a deal on the table.

Demonstration documents only—all fictional.

“Just hold back some money” sounds simple. Until no one agrees on what happens next.

Realtors: before that holdback clause goes into the contract, check these four things:

💰 What is the money being held back for—and what standard must be met?
💰 Who will hold it?
💰 What needs to happen before it’s released?
💰 How will disagreements be resolved?

One simple example: “Clean” and “professionally cleaned” can mean very different things.

And no one likes fighting about money sitting in trust.

Save this checklist for your next BC real estate deal. Want help drafting a clear holdback clause? Get in touch with Tim Janzen or Linda Caisley-BC Notaries with The Notary Group.

Old homes come with charm. Sometimes, a few surprises too.

Realtors, helping your buyers look beyond the beautiful woodwork means asking questions about inspections, title, insurance and past renovations.

What needs a closer look? What paperwork comes with the property? And what might their renovation plans involve?

Save this checklist for your next character-home showing—or share it with a buyer who’s fallen for one.

Got an old-home deal with questions? Send them our way. We’re good with old.

The dog stays. The truck is the deposit. The building scheme says
 no brothels.

Yes, these are real things we’ve encountered in real estate deals. 😂

At The Notary Group, unusual details are part of the work. We ask questions, read the documents and work through the wrinkles.

BC REALTORSÂź: got an odd deal? Send it in. BC Notaries Tim Janzen and Linda Caisley will help.

We’re not afraid of odd.

REALTORSÂź: If your seller plans to have someone sign under a Power of Attorney, please tell us when the property is listed.

We want to see the original POA early. We’ll review who has authority to act, what the document permits, if there are any name issues, missing pages or signatures, whether anything else is needed, and what must be filed with the Land Title Office.

A photo or scan can help start the conversation, but it doesn’t replace getting the original to us.

If we find an issue, there may be steps to take before the sale can complete. Finding that out at listing gives everyone more room to deal with it.

Working on a BC sale involving a POA? Contact The Notary Group as soon as you know, and we’ll tell you how to get it to us. BC Notaries Tim Janzen and Linda Caisley will help get everything sorted.

Early review. Fewer last-minute surprises.

BC REALTORS¼: What happens when a developer significantly changes the completion date on a pre-sale — but doesn’t tell the buyers for months?

That’s what happened in Ye v. Vesta Properties.

The completion date was moved up by about a year. Six buyers challenged their contracts — and the BC court found they were entitled to rescind and recover their deposits, with interest.

It’s an important decision for anyone dealing with BC pre-sale contracts and changes to completion dates.

Tim Janzen, BC Notary Public, explains what REALTORSÂź and buyers should be watching for.

The seller couldn’t find their Duplicate Certificate of Indefeasible Title.

While the Land Title Office won’t ever give you your original title, they will give you a duplicate of it. And if they do that, your title is frozen until you return it.

The problem is, if you lose it, the process to replace it costs thousands and takes months. That could lose you your deal.

Our job as BC Notaries involves helping Realtors get their clients’ deals done. This includes helping you catch problems like a lost dup as soon as you list.

Despite its nail-biting ending, this deal got done. Not every lost-dup story ends that way.

Ever had a file almost die over a missing duplicate certificate of title? Tell me about it in the comments!
