i-land is a new contemporary property development in Birmingham, made up of 271 one and two bedroom apartments and penthouses, situated around a calming internal water filled courtyard with inter-connecting sky bridges linking each side of the i-land building. Dear iLand Leaseholder and / or Resident

You may have had a letter from Birmingham City Council about a planning application that could significantly affect residents and apartment owners in iLand.

Details are at: https://www.birmingham.gov.uk/planningonline - reference 2023/07902/PA Essentially the application is to demolish most of the older buildings behind and surrounding iLand, ie in the triangle of Bromsgrove St, Bristol St and Essex St, as shown in the PDF attachment.

The plan is to build three apartment blocks on this land, including on the land that is currently a car park adjacent to iLand. One of these blocks is 40 floors, as shown on the PDF.

RESIDENT SURGERY FOR LEASE OWNERS
On the 20th March 2023 I-land are holding a resident surgery for lease owners to come and meet the directors, will be an opportunity to share ideas, views and ask questions. We also will have the Property Manager onsite for you to meet.

The event will be held in the concierge area between 5pm and 7pm.

Improvements to city centre CCTV network

Consultation is taking place regarding proposed locations for 24 new CCTV cameras and 30 CCTV camera upgrades in various parts of the City Centre to further improve the network’s coverage and to help people feel safer.

The Southside BID are being advised and consulted on this project. Their wardens have left some surveys at the concierge for residents to complete.

Please pop down to concierge to complete a survey. It will only take a few moments and will help so much with improvements to the area!
The wardens will collect and submit all completed surveys.

Under the Fire Safety Order, a fire door survey needs to be carried out to all apartment front doors. They surveyor from Fire Doors Surveys and Maintenance will check the fire rating of the door, status of fire intumescent strips and door closers are in good working condition.

We have arranged for the fire door survey to take place from 3rd November- 5th November 2021.

We will require access to your apartment on the following date, between the hours of 9am and 5pm.

3rd November- Block A (apts 1-59) and Block C (apts 187-221)
4th November -Block D ( apts 222-271) and Block B ( apts 60- 186)
5th November -Block B ( apts 60-186)

If you are not going to be available to provide access and are happy to do so, please leave a key with the Concierge Team.

CIRCULAR DISTRIBUTED TO ALL OWNERS AND RESIDENTS

Re: Information on COVID-19

Our priority remains the health and safety of our colleagues, customers and visitors. We remain committed to doing all we can to keep you safe and protect the services provided to you during the current coronavirus pandemic. We want to reassure our customers that we are continually monitoring the Government and Public Health England advice and information.

Impact on services

We are continuing where possible to provide services to our managed buildings and estates. Any exceptions to this will be communicated locally to our customers.

Cleaning: The cleaning regimes for all high footfall areas such as entrances, lift lobbies, lift buttons/panels, entry-phone systems and door handles have increased.

Repairs and Maintenance: Essential works will continue to be undertaken. We are aware that coronavirus may impact our ability to perform more routine repairs and maintenance tasks. We are liaising closely with contractors and suppliers to review their emergency plans to ensure that this is as limited as possible.

Concierge Services: The concierge services remain open. Concierge/reception staff are to follow the recommended social distance and handwashing practices. Residents should only come to the desk in person to collect parcels or keys. Any other communication with the concierge team should be done using the telephone. Where this is not possible, we remind residents to adhere guidance on social distancing.

Packages: We will continue to accept parcel deliveries and provide a keyholding service; however, our staff will sign deliveries and keys in/out on your behalf to limit contact. As expected, we are seeing a spike in deliveries whilst residents are isolating. We ask residents only order items that are deemed a necessity, as if storage is full, we will be refusing delivery of parcels. We ask residents collect parcels within 24 hours of delivery - if not collected, parcels will be returned to free up storage. If arranging grocery or food deliveries, please arrange for these to be delivered to the apartment door.

Guidance for Staff and Contractors

We want to ensure we are keeping our communities as safe as possible and will follow advice to limit our colleagues travel and social contact: -

Community events are postponed
Our teams are now working remotely where it is possible to carry out work from home
Customer and client meetings are being held using Skype/WebEx, etc. rather than in person.
Staff visits to customers' homes, and managed buildings and estates, are limited to emergency situations and essential visits only
Staff and contractors that do visit customers' buildings and estates are to follow the recommended social distance and handwashing practices.
Concierge and caretaking staff on estates have been provided with additional personal protective equipment to help prevent the spread of infection.
Everyone, including our residents, is requested to avoid physical contact, including the shaking of hands and we respectfully request that people keep a two-metre distance between themselves, staff and contractors.
Staff have been provided with updated processes and guidance if coronavirus is identified in any of our managed properties.

Fire Safety

At a time where our residents will be spending more time at home you should ensure that you are familiar with the fire policy for your building (available on the portal and displayed on notice boards). If you are unsure, please contact us for a copy.

Fire safety in your own home:

You should have at least one working smoke alarms in your apartment and test it on a regular basis.
All family members should know what to do if you have a fire, particularly elderly people and children.
Before going to bed, close your doors, unplug electrical appliances and chargers, check heaters are off and candles and ci******es are properly extinguished.

Communal areas safety:

To prevent the spread of fire all communal fire doors should be kept closed at all times, unless they on an automatic door closing system.
All communal corridors and means of escape must be kept free and clear at all times, this includes refuse, shoes and other personal items.
If you see anything that is a fire risk or concern, please notify us on 01905 357777 as soon as possible.

Self-Isolating

Where our residents displaying symptoms are required to self-isolate, we request that you:

Restrict access as required
Notify Mainstay by email or telephone, as well as notifying any potential visitor, including contractors and staff requesting access to your property.
Please do not visit the front desk or approach concierge/staff directly.
Follow the stay at home advice which can be found using the current guidance link below.
