It may seem like a good idea to leave windows wide open all day in the hot weather 😎 but this can attract thieves, who often target student properties due to the high number of valuable items.

Opening the windows to ventilate your home is important to prevent mould and damp. Secure your UPVC window by only opening to the first stage locking point and ensure any window restrictors are always enabled. If you leave the room or the house, secure fully by locking the window with the key.

Speak to your accommodation provider if you are unsure about how to use the first stage locking point, or if window keys are missing.

Register your valuables at www.immobilise.com - the national property register. This will improve your chances of having items returned to you, if they are stolen.

🚨Renters' Rights Act changes have taken place today🚨

This affects the way you rent private student accommodation.

✳Fixed-term tenancy agreements have been replaced with rolling tenancies, with no end date.

✳You will need to give 2 full months notice to your accommodation provider, to end your tenancy and move out.

✳Only 1 month’s rent can be charged in advance. Rent cannot be increased without the accommodation provider following a legal procedure.

✳Accommodation providers can no longer serve no-fault eviction notices.

✳You have more rights about requesting pets in your property.

Renters' Rights Act - are you ready for the changes?

🚨Renters’ Rights Act changes are happening tomorrow. This will affect the way you rent private student accommodation.

Fixed-term tenancy agreements will be replaced with rolling tenancies.
✅Check what type of tenancy you have.

You will need to give notice to end your new periodic tenancy.
✅ Plan when you will need to give 2 months’ notice to your accommodation provider.

✅Read information sent to you from your accommodation provider about the Renters’ Rights Act changes. They may serve you a section 21 notice, to end your tenancy on 30 June.

✅Contact your accommodation provider to discuss the end of your tenancy.

Renters' Rights Act - eviction notices

🚨Renters’ Rights Act changes are coming on 1 May. This will affect the way you rent private student accommodation.

📄Before the 1 May, your current accommodation provider may serve you a Section 21 Notice. This is confirmation of the end date of your current tenancy.

❌After 1 May, accommodation providers will no longer be able to issue Section 21 Notices, also known as no-fault evictions.

They can still evict you for anti-social behaviour, damage to the property or if you have significant rent arrears.

➡Ground 4A – if you are renting a shared house or flat your landlord may serve you a Ground 4A Notice if they need you to move out on a set date, so they can rent to another group of students.

They need to serve you with a Ground 4A Pre-tenancy notice by 31 May to initiate the process. They must give at least 2 months’ notice and the tenancy must expire at some point between 1 June and 30 September.

Renters' Rights Act - renting a room in a house or flat checklist

Renters’ Rights Act changes are coming on 1 May. This will affect the way you rent private student accommodation.

If you have a current tenancy agreement for a house/flat:

✅Check your contract - do you have a fixed-term tenancy agreement?

The document title says ‘Assured Shorthold Tenancy’, you are named as a ‘tenant’ and there is a start and end date.

Fixed-term tenancy agreements will convert to rolling periodic tenancy agreements on 1 May.

✅Visit the LSH website to find out about rolling tenancy agreements.

✅Read information sent to you from your accommodation provider about the Renters’ Rights Act changes. They may serve you a section 21 notice, to end your tenancy on 30 June.

✅Contact your accommodation provider to discuss the end of your tenancy.

✅Chat with house mates about when you want the tenancy to end.

✅Plan when you will need to give 2 months’ notice to your accommodation provider.

If you want to leave on 30th June, you need to give notice on 1 May.

✅Keep communications open with your accommodation provider about the upcoming changes.
