Q: Does it need planning permission, and will I get it?�
A: Every site and proposal is different. Some development may be permitted development and not require planning permission. Where planning permission is required, proposals will be assessed against national and local policy and guidance, the site’s context, amenity issues, design and other material considerations. Q: How much will it cost?
A: Fees depend on the complexity and scope of the project. Following an initial discussion, we provide a fixed fee quotation related to a defined scope of work.
Q: How long will it take?
A: Most applications should be determined within 8 or 13 weeks once submitted depending on whether they are ‘minor’ or ‘major’ developments. The preparation of an application will depend on its size and complexity and whether there is a need to involve other consultants such as ecologists, arboriculturists, transport planners and others. We provide lead consultant services to assist in instructing and managing other consultants to input into the application submission. Understanding the client’s requirements, identifying and articulating the constraints and opportunities of the site and proposal and preparing and developing the best strategy is essential at the outset to help prevent delays in submitting an application.

Delighted to have secured planning permission for the installation of floodlights and a new footpath at the Mersey Bowmen Lawn Tennis Club (MBLTC) in Sefton Park. The project will provide greater opportunities for club members and the wider community to play tennis at the second oldest tennis club in the world. It also improves access allowing wider participation of the sport for under represented groups including the mobility impaired. The project is supported by Sport England, the Lawn Tennis Association and Liverpool Council.
The proposal involved a complex set of issues including heritage assets as the Park is a Grade I Registered Park and Garden and is located in the Sefton Park Conservation Area and potential impacts on nearby trees and on bats and birds. A great team effort involving MP Trees, Tyrer Ecological Consultants Ltd, Surfacelux, Platt Construction Ltd and the chair of MBLTC produced a comprehensive application package covering all of the planning, heritage and environmental issues.

Pleased to have secured planning permission for two flats and alterations to an existing shop front to a property on King Street in Wallasey for my client Regenerate North West Ltd. The proposal creates a 45sqm ground floor retail unit and a new shopfront with an entrance providing access to 2 flats on the first and second floors with a floor space of 57sqm and 39sqm respectively. Great collaboration with Leo Suarez preparing the drawings and the client team Oli Walsh, Tom McConnon and Jack Heskin-Taylor. Planning permission secured without the need for amendments or negotiations.

MHCLG Committee's report on the Future of the Planning System in England published today. Interesting observations, comments and recommendations to the Government from the Committee. Ranging from providing evidence for the basis of the target for 300,000 new homes per year to the proper resourcing of the planning system. Real concerns about the proposed zoning approach and the potential loss of public engagement within the system. Also includes 'carrot and stick' recommendations regarding speeding up build out rates. There is also a recommendation relating to a review of the purpose of Green Belt and how the public understand its purpose. There are also comments that Design should be about more than just aesthetics (i..e., beauty). Totally agree and it would be good to see a greater focus on design and placemaking for health and well-being. It will be interesting to see how the Government responds and by when!

Enjoyable site visit walking the dog and exploring the Princes Park Conservation Area. Looking at recent developments and precedents involving the installation of lightwells and the use of basements for habitable accommodation. Seems to be plenty of examples to refer to.
