Today I took my beautiful Mother and my fur brother, Howard, to visit 2 of our ongoing renovations in Manchester.
Another proud milestone moment for me 🥹
When I quit my job, there was only one person I was truly scared to tell, my mum (swipe for actual messages 😅). I actually waited until she left the country to tell her 😂 Hopefully she’s come around to the idea now 🏡

What a beautiful hot water tank 😂😍
This is the hot water tank on one of latest purchases. We will be replacing it with a high efficiency, smart tank, as well as smart home systems to create a high quality & sustainable eco friendly home.
With the systems we are putting in, we have calculated it could save the occupier between £1000 - £1200 per annum based on its current EPC
Two nominations is just crazy in our first ‘proper’ year!
So privileged to be up against some amazing developers who have also become friends.
Of course I want to win, I hate losing at Uno, but just to be involved in a conversation is humbling.
Now I’m looking forward to the awards ceremony to celebrate!
Here are the initial plans on a (hopefully 🤞🏼) fairly straight forward commercial conversion project. What do you think were the key considerations? I’ve shared my comments to the architect below.
▪️What is the total GIA?
▪️Do we need to remove the chimney breast (for the sake of cost saving)?
▪️Do we need the W/C downstairs for planning requirements (again for the sake of costs)?
▪️If the total GIA is less than 70 sqm, we'll have to have 1 bed with 1 office for the sake of planning. This is the minimum required for a new 2 bed dwelling over 2 stories under the minimum space standards.
▪️We’re going to have to go for planning for a C3 1/2 bed (depending on the above) & then deal with the 'HMO' element later on.
▪️As part of the survey did they ascertain which way the joists were running (for the waste pipes)? We need to get the soil from where it is on the proposals to the rear.

Wow! Does anyone else have a load of ‘Notes’ on their phone that are just a mess? Well today I decided to tidy them up and found this.
