Every branch has asked it on a Monday morning: how is that agency across the road winning so much in our patch? 🤔

Usually the answer is a guess. With us you can ask Inigo instead. It answers questions over your own market, patch and stock data, inside the platform, and suggests questions based on what's on your screen.

Ask the question. Get an answer grounded in your own data. Then decide what to do about it.

Look at that circle from above. That is Arnold Circus, the heart of the Boundary Estate in Shoreditch, the red-brick Grade II estate the London County Council opened in 1900 as London's first council estate. Streets fan out from a raised garden with a bandstand on top, and this second-floor flat looks straight down onto it.

Two double bedrooms, 791 sq ft, tall sash windows, wood floors throughout, and every room faces a different slice of the estate. Columbia Road flower market and Brick Lane are a few streets away. Guide price £600K, chain free.

The Draw no.47: how many times over homes have gone up since 1995.

The median home sold in east London went for £55,000 in 1995 and £500,000 in 2025, nine times over. Around Sunderland it went from £36,950 to £122,500, a bit over three.

England and Wales as a whole: 5.2 times.

Median sold prices from the Land Registry, England and Wales, every recorded residential sale in 1995 and in 2025, by postcode area. Prices as paid, not adjusted for inflation or for the mix of homes sold.

The lawn is just the opening act. Walk past it and the garden keeps going, through an orchard and a strip of woodland with a bench under the trees, then into a second garden and a third. Roughly an acre in all, backing straight onto open fields in a Warwickshire village that was in the Domesday Book.

The house is a white chalet with an eight-sided garden room on the corner, windows on every face, so lunch comes with a view of the lawn. Four doubles, a woodburner in the sitting room, renovated within the last five years and a detached double garage. £800K in Marton, near Rugby.

Top floor of a Grade II listed Regency villa in Great Malvern, the one with the twin bow fronts. Up here the ceiling opens right into the roof. A 24ft sitting and dining room runs under dark exposed timber trusses. Both curved bow balconies hang out over a view that runs across the Severn Vale.

Two bedrooms, an en-suite, about 1,061 sq ft, a 999-year lease from 1985 and no onward chain. It even comes furnished, down to the white goods. £325K, a short walk from the Malvern Hills.

Vendors always think the price is right. Week six, the viewings have dried up, and you're the one who has to make the call.

Performance Analytics brings the evidence. It compares how long each live listing has been on the market with similar homes still for sale in the same outcode, at a similar price, and tells you when a listing is pacing slower than most of them. The pricing conversation starts from the comparison, not a hunch.

It's free for every branch once your listings feed is connected.

Over 3,200 sq ft of house on 0.42 acres for £490K. That's Farr Holme, at the end of a cul-de-sac in Blackwell, Darlington, with a gated drive, a triple garage and a long lawn that runs out towards open countryside.

Five bedrooms and three bathrooms, plus a lounge that runs front to back between a bow window and the garden doors. It's been in the same family for years and some of it is ready for a refresh, which is exactly the fun part.

The Draw no.46: what a two-bed flat costs to rent as you leave London.

£3,300 a month within 5 miles of the centre. £1,750 at 10 to 15 miles. Then the fall slows right down: about £1,400 at 30 miles, £1,200 at 100.

The one step back up is Brighton and Hove.

Median asking rents, not agreed rents, for 20,538 two-bed flats to let across Great Britain on 23 October 2026, in five-mile bands of straight-line distance from Trafalgar Square.

An early 1900s house on a tree-lined avenue in Stoneygate, with six bedrooms over three floors and a white gable that looks like it was piped on. Inside, the lounge is painted pillar-box red around a deep bay window and a black cast iron fireplace.

There are fireplaces in the bedrooms too, plus a claw-foot bath, three reception rooms, a cellar and a long garden at the back. It's £675K with no onward chain, a few minutes from Leicester's two universities.

A house in Gomshall that dates back to the 15th century, and it's up to rent. The beams are everywhere: across the new kitchen, over the inglenook with its wood burner, and pitched high above the principal bedroom like the inside of a barn.

Six bedrooms in all, five in the house and one in a barn-style annexe alongside. There's a jet bath in the principal en suite, a ground floor office, a double garage and a gated in-and-out drive. Shere is a walk away. It's £7,500 a month.
