Mas gipakusgan ug mas gipalapdan pa ang lihok sa Makialam Youth Movement Sasa samtang giablihan ang orientation ug registration ngadto sa nagkalain-laing clusters, usa ka klarong timaan sa nagtubo nga panawagan sa kabatan-onan nga makigbahin ug molihok. Dili lang kini simpleng panagtigum, kundili usa ka pagbarug para sa maayong pang-gobyerno.

Sa matag cluster nga maabot, mas nagkalig-on ang panawagan sa kolektibong aksyon ug determinasyon sa kabatan-onan nga mahimong tigbuhat sa kaugmaon. Ang Makialam Youth Movement Sasa nagpadayon sa paghulma og henerasyon nga mulihok uban sa prinsipyo, kaisog, ug tinuod nga pag-alagad sa kabatan-onan.

Kini dili lang lihok, kini usa ka panawagan. Ug ang kabatan-onan mitubag. 🔥

PRIVATE DEVELOPER'S PROPOSED "ZERO EQUITY" SOCIALIZED HOUSING APPROVED FOR DEVELOPMENT

In today's City Council Session, City Councilor Atty. Diosdado Mahipus Jr., as head of the Committee on Socialized Housing, presented the application of PHINMA Property Holdings Corp., for the approval of its Preliminary Subdivision Development Plan (PSDP) and Development Permit (DP) for the project denominated PHINMA Tatag Davao, a proposed socialized housing development located at Barangay Riverside, Calinan District, Davao City.

The application was endorsed to the Sangguniang Panlungsod through CHLURU Resolution No. 04-01, Series of 2025 for the Preliminary Subdivision Development Plan, and CHLURU Resolution No. 04-02, Series of 2025 for the Development Permit, both covering the same project site and development proposal.

The project involves a total land area of approximately 32,840 square meters and is designed to accommodate 513 residential units under a socialized housing framework. As presented during the Committee hearings, the project is intended to provide accessible and affordable housing for low-income beneficiaries, within the broader policy framework of the government’s socialized housing program allowing and encouraging the private sector to develop Socialized Housing for Davao City residents.

The subject property is located within a Residential-3 (R-3) Zone with a Water Resource Overlay Zone under the Davao City Comprehensive Land Use Plan and Integrated Zoning Ordinance. Under this classification, socialized housing is an allowable use, subject to compliance with Batas Pambansa Blg. 220 and other applicable standards.

The application was evaluated based on the submitted documentary requirements, CHLURU endorsements, technical plans, and Committee hearing proceedings, including matters on zoning compatibility, density and land allocation, drainage and water management systems, utility support, access and circulation, and overall compliance with applicable land use and housing regulations.

It has been the objective of the City LGU to encourage socialized housing in the City consistent with the city shelter plan in order to address the housing backlog for low-income earners and the underprivilege sectors in the city.

The unit cost for the development shall be within the limits set for Socialized Housing with monthly amortizations projected at around Php 4,000 - Php 4,500 monthly with Zero Equity (downpayment). According to the developer, it is the aim of the company to provide home ownership at the cost of renting a house.

Hon. Mahipus hopes that reputable investors will develop socialized housing for the low-income earners in the city since affordable and decent homes must be available to our residents.

Malampuson nga gipahigayon ang Official Orientation and Registration sa Makialam Youth Movement, usa ka mahinungdanong lakang sa pagpalig-on sa partisipasyon sa kabatan-onan sa atong komunidad. Kini nga kalihukan usa ka pormal nga panagtigum ug higayon sa pagpadilaab sa kalayo nga anaa sulod sa matag batan-on — ang kalayo sa kahibalo, kadasig, ug tinguha sa pag-alagad.

Sa matag kabatan-onan nga mitambong, nakita ang kahayag sa paglaum ug ang kusog sa usa ka henerasyon nga andam molihok ug moambit sa kausaban. Ang Makialam Youth Movement Sasa nagpadayon sa pag-awhag nga ang kabatan-onan mamahimong aktibong kabahin sa paghulma sa kaugmaon ug katilingban diri sa Barangay Sasa.

Hinaut nga ang kalayo nga gisugdan niini nga kalihukan magpadayon sa pagdilaab sa matag usa kay ang kabatan-onan mao ang kusog sa karon ug paglaum sa umaabot.
