In Glynna Foronda-Crystal v. Aniana Lawas Son, the Supreme Court clarified a rule that every property owner, buyer, and practitioner should know:

📌 The assessed value of the property—not its market value or selling price—determines which court has jurisdiction over a real property case. In this case, the property was the subject of a title dispute, but because its assessed value was only ₱2,830.00, the case should have been filed in the Municipal Trial Court (MTC), not the Regional Trial Court (RTC). The RTC proceedings were declared void.

Remember, before filing a case for reconveyance, cancellation of title, or quieting of title, always check the tax declaration. The assessed value will determine the proper court. 𝗔 𝘀𝗶𝗺𝗽𝗹𝗲 𝗽𝗿𝗼𝗰𝗲𝗱𝘂𝗿𝗮𝗹 𝗺𝗶𝘀𝘁𝗮𝗸𝗲 𝗰𝗮𝗻 𝗹𝗲𝗮𝗱 𝘁𝗼 𝘆𝗲𝗮𝗿𝘀 𝗼𝗳 𝗹𝗶𝘁𝗶𝗴𝗮𝘁𝗶𝗼𝗻 𝗯𝗲𝗶𝗻𝗴 𝘀𝗲𝘁 𝗮𝘀𝗶𝗱𝗲.
