Denial of Transactions with Incomplete Documents

This is to inform the general public that, pursuant to LRA Circular No. 19-2020, the Land Registration Authority (LRA), through its Registries of Deeds (RD), shall process transactions in the Electronic Primary Book (EPEB) based on the completeness of documents submitted.

If the documents presented are incomplete, the transaction may still be entered in the EPEB but shall be considered as non-registrable, and considering that the services are considered rendered, the fees paid for the transaction may not be reimbursed. A Notice of Non-Registrability will be issued to the client.

In this regard, the transacting public is advised to ensure that all the required documents for a transaction are complete before proceeding to the RDs. The Registration Information Officers are assigned in the RDs to assist you.

Implementation of the Title Ready Program

This is to inform the general public that, pursuant to LRA Circular No. 15-2020, the Land Registration Authority (LRA) will be implementing the Title Ready Program (TRP). This will allow the Registries of Deeds (RD) to search, locate, retrieve and tag the titles in their custody before having transactions.

TRP may be requested by Registered Owners, or their duly-appointed representatives, by visiting the Registry of Deeds having custody of the subject land title.

Alternatively, TRP may also be requested by sending a text message to (0917) 847-0598 for Globe subscribers or (0919) 066-5327 for Smart subscribers, or by email through [email protected] with the format below:

Owner Name_RD where property is Registered_Title Type/Title Number

Tagging title as having undergone the TRP process is FREE OF CHARGE.

Nais ipabatid ng Land Registration Authority na, sang-ayon sa LRA Circular No. 20-2020, simula sa ika-1 ng Disyembre 2020 ay kailangan nang isumite ang mga Encoded Technical Description (eTD) ng mga planong inaprobahan ng DENR na mairehistro sa Computerized Registry of Deeds.

Ang paggamit ng eTD System ay libre.
