What inspired me to go into real estate?

My foray into the real estate industry began with my own house hunting experience in early 2022. Initially, I approached the search with a vague desire for an affordable place to call home, browsing property listings on sites like PropertyGuru and 99.co. Through interactions with sellers' agents and property viewings, I gradually developed a clearer understanding of my priorities, including proximity to MRT/bus stops, proximity to food centers, and overall affordability.

The dynamic nature of HDB rules and regulations presented a challenge during my house hunting journey. Navigating the complex landscape as a self-represented buyer proved overwhelming, leading to certain financial shortcomings in the price negotiation process. Additionally, I found myself unprepared for the sudden implementation of cooling measures, which reduced the Loan-To-Valuation (LTV) ratio from 85% to 80%. This unexpected change forced me to make a substantial cash payment to cover the increased downpayment requirement. The rapid implementation of these measures, taking effect within a week, further highlighted the need for professional guidance.

This experience instilled in me the importance of seeking expert advice, even for those who believe they can handle the process independently. Engaging a real estate agent could have prevented the financial setbacks I encountered and ensured a smoother, more timely transaction.

I have been racking my brain for what to share on this property account, and it’s been tough! 🤯 But I guess I’ll just start with some insider info that not everyone knows. 😉

New launch sales in October 2023 took a dive for the third month in a row. 👎 I think this might be due to the anticipation of the blockbuster launch of J’Den in November 2023, the first ever project in Jurong Lake District (JLD), Singapore’s 2nd CBD. 💥 There was also another launch on the same day - Hillock Green, the third new project in Lentor. 🌳 These new launches got everyone super excited, with J’Den selling almost 88% (322 units) of its units on launch day and Hillock Green selling about 27% (128 units). 😳
