Protect Ponto Beach: Save Planning Area F for a Public Park!!!

PLEASE email California Coastal Commission [email protected] to reject the developer's permit.
See the email template you can use below.

We have a brief window before before Friday, October 2, 2026 to stop the 11.1-acre Planning Area F at Ponto Beach from becoming a 120-unit townhome complex, commercial space and parking lots. In 2015, the city rezoned this land for high-density development without meaningful citizen input.

Our neighborhood has zero dedicated park space. While housing is important, those needs can be met by repurposing vacant commercial buildings, not by paving over our last pristine coastal parcel.

Subject: Public Comment - Planning Area F (Ponto Beach) Master Plan Amendments - Carlsbad

Dear California Coastal Commission,

I oppose the proposed master plan amendments for Planning Area F in Carlsbad.
Our coastal neighborhood lacks dedicated public park infrastructure, and this is the last viable parcel to fulfill that need. Converting this land to private development permanently eliminates an irreplaceable coastal resource.
Regional housing demands can be addressed through proven, feasible alternatives, such as the adaptive reuse of vacant office space and existing retail centers. Developing pristine coastal land is an unnecessary when established infill opportunities already exist.
Please protect public coastal access and reject the proposed master plan amendments for Planning Area F.

UPDATE There is a proposed housing development for the property off Via Cantebria, below the water tank and cell tower next to Zona Gale Road. The plan is to construct NINE homes on a 1.79 acre plot of land, disturbing/destroying the natural red bluffs, wildlife and native plants, and severely limiting the well-used walking trail behind the land. Once again, a developer is using the "one low-income" home to bypass any city regulations. To my knowledge, the City has met the required quota. Some of the concerns include geological stability, biological resources, aesthetic and quality of life, public health and infrastructure, traffic and safety. If every small plot of land is land-grabbed by developers manipulating state laws is not fought, we will continue to lose our voice, land control, and beauty of our city. Campaigns of some of our officials emphasized defending our rights.

Please email the Encinitas City Council immediately if you have concerns. Emails easily accessed by googling https://www.encinitasca.gov/government/elected-officials

PLANNING OFFICIALS HAVE STATED THEY WILL BE SENDING THE PROPOSAL TO THE STATE ON JANUARY 20.

Please act now for any more information or to express concerns and call to action.
