As your Denver/Northern Colorado realtor I am excited to reduce the stress that can come with buying and selling. I have a proven system that has helped my clients both sell their home for the most money possible. Finding their next real estate dream often selling one and buying another on the exact same day. I have had clients come to me wondering if they were even able to reach their next real estate dream. The sheer thought of putting their home on the market and finding another home without ending up homeless bought anxiety and sleepless nights to my clients. By working with these clients and having this exact experience myself I was able to put a system in place which helped my clients reach their next real estate dream. There are many steps in the system but two things I really aim for is getting the very most for your current home so that you can get the bigger/smaller/just different home that you need next. I am here to make sure that you can get what you need in your next purchase, making the process smooth and as seamless as possible. I am here to show you as many of my clients have done in the past, you can sell and buy at the same time without becoming homeless or a stressed out mess! WHAT YOU GET WHEN WORKING WITH ME!I am passionate about reducing my clients stress levels while educating them so that they never feel like they are swimming in unchartered waters. This is why I have a plan for my clients. A plan built from both previous client experience and personal experience. This plan helps you get educated and organized so that we can sell and buy without losing out on either side. Working with me you will get an agent that fights for you, and a educator so you feel prepared. You will also have a plan so you always know what is next! More About Haley

Frederick, Firestone, Dacono, Longmont & Mead - Homes that closed fast this past week.

20 homes closed in Frederick, Firestone, Dacono, Longmont and Mead this week. On average, they took 51 days to go under contract.

Only 2 went in 7 days or less. Both were in Longmont.

1605 24th Avenue, Longmont List price: $509,000 | Sold price: $509,000 | Days on market: 5 | Finished sq ft: 1,564 | Unfinished sq ft: 540 Why it sold fast: North Longmont stays somewhat desirable in this market. This was a ranch with a finished basement. The covered patio has a wet bar. It also had solar that was owned outright. Solar leases are tricky and it is best when they are payed off in this market. Longmont homes averaged 59 days, so this one sold 54 days faster.

436 Baker Street, Longmont List price: $350,000 | Sold price: $322,500 | Days on market: 6 | Finished sq ft: 2,271 | Unfinished sq ft: 164 Why it sold fast: A big lot in Old Town and it had a separate ADU and a big, detached shop. The house needed work. It was sold as-is to cash buyers. It sold fast but still sold at $27,500 under asking price. I would say this was a investor sale.

Don’t renovate the whole house.

✅ Fix: leaky taps and squeaky doors

✅ Fix: scuffed walls (fresh neutral paint)

❌ Skip: trendy upgrades

✅ Fix: burnt-out bulbs. Every single one.

Small fixes. Calm process. Better first impression. Quicker Offers.

Why isn’t my house selling?

It’s the question I’m hearing most from Denver-area sellers this fall. Showings, nice feedback... but no offers.

Here’s the thing. Nothing is wrong with you. The market has changed. In September, 80% of Denver metro sales included a price reduction, seller concessions, or both. Buyers are taking their time, and the homes that sell are the ones that make it easy to say yes.

In my latest blog post, I walk through 7 reasons homes are sitting right now, and exactly what to do about each one. I also cover what to skip so you don’t waste money.

Whether you’re selling in Frederick, Firestone, Longmont, Thornton, Broomfield or Erie, you have options.

Ollie checks a neighbourhood by sniffing every bush.
You might want to check a few more things 🐶

1. Drive it at rush hour.
2. Walk it after dark.
3. Visit on a Saturday. Is it quiet or lively?
4. Find your nearest grocery store and coffee.

Love the house? Make sure you love the street too. Spend time getting to know the neighborhood first before you make the offer!

Scariest and worst new build experience ever.

My buyers found the perfect lot. The right size, good views, in the location they wanted to be in. Now the builder wasn't my favorite but we asked a lot of questions poured over the contract and my buyers decided to go ahead with this build.

The build wouldn't be cheap due to all of the above.

Now builders will give you plot plans and soil tests and all kinds of things. They will make you think that the standard city inspections on their buildings are all you need. They will tell you they have more inspections then other builders.

So short and scary story here.

My buyers got the home inspected only to find what seemed to be massive structural issues. Sloping floors upstairs were the dead giveaway for the inspector as well as issues in the basement.

We got a structural engineer out to confirm and boy did he confirm that these issues were about as big as you wouldn't want them to be.

So then the fight started with the builder. They still wanted to close within a week and then fix the issues after closing.

Well have you ever tried to deal with a builder on a warranty issue?!?

I couldn't recommend my buyers purchase this place without the work done before they buy it. My guidance was that if they do that it may never get fixed and if they do fix it, what a mess.

That place needed the whole slab redone as a start because they clearly didn't follow the soil report guidance.

The builders were slow getting back to us, continuously pushed it as a warranty issue that could be fixed after closing and basically said we wouldn't get the earnest money or deposit back.

My buyers did the smart thing in the end and backed out. And we did indeed get that money back for them. We then went and found them a much sturdier house and they still love where they live.

Another poor buyer who did not have the right guidance bought that house and is now in a court battle over it!

Have you had a nightmare new build story? I want to hear about it.

Hey Sellers, you might think buyers want to do these things themselves.

But let me tell you something.

In this market, with the monthly payments they have to make. They really don't want to move in and:

Replace Flooring - Yep if you have old carpet that is old or smelly or stained or you know worn out... replace it. If you have stained, scratched up hardwoods, refinish or replace them.

Paint Colors - If you have some wild paint colors going on. Even if it seems mild like a maroon or a more muted green. If your house is not neutral, buyers may not be able to look past it. They don't want to have to paint or have someone paint for them before they move in.

Easy Maintenance Items - You know those blown out light bulbs, that dusty air filter in your AC unit, the chirping smoke alarms! Take care of these things so that buyers don't think you haven't cared for your house or that there aren't bigger issues.

Sellers, there are simple things you can do that aren't too expensive that will make a world of difference.

Comment "Guide" below to get my full seller prep guide. Let's get your home ready to sell faster than the average home right now.
