It’s time for the fall community-wide garage sale in Westlake!

Just in time before the holidays.

P.S. We should be back on schedule with the surrounding neighborhoods this spring

A reminder to keep dogs in your secure yard or on leash when out. A lot of our neighbors have little kids and dogs of varying sizes and dispositions. Not all dogs get along, some have little exposure to kids, and each has its own background in its raising and training (or lack thereof).

If your dog gets loose and creates a scene, instead of getting angry at the people who react, apologize and handle the situation. We’ve had a few incidents of late and some in areas around the park which is the last place we want anything happening. People are well within their right to call authorities if your dog gets aggressive or worse. Handle it

Let’s take care of the things we are responsible for and take care of each other.

Congratulations to our incredible community!

Today the Board approved the votes received to date on proposition approving the lake transfer to MUD 42.

We required 182 affirmative votes (2/3 of our 272 members) and have achieved 185 affirmative votes. Only 10 have voted against the measure.

The Board also approved ex*****on of the Special Warranty Deed transferring the lake to the MUD.

This will now place the lake into a true broad community responsibility and managed by an entity that has the financial firepower to repair and maintain the lake for decades to come as an asset for everyone in the greater Westlake community.

As we move into the fall, the Board will begin to direct planning efforts on repairs and updates for the park and other common areas. Please be on the lookout for planning sessions and feedback opportunities to share your own goals for the park and more.

A special thanks to Willie Acklin and Tina Henry who have worked with me for 3 years to do the groundwork required for engineering study, negotiations, and planning for the long term health of the lake. And a very special additional thanks to Savannah Stroder and Kimberly Rich for their commitment and work on the door to door efforts to engage voters. Alot of sweat and time went into this.

And importantly, thanks to each of our neighbors for engaging this election. 195 of our 272 members voted in this election - 72% turnout is unheard of. THANK YOU! This was a true team and community effort.

We will be in touch as we receive updates from the MUD on their plans. Have a great weekend.

Just a little reminder for each of us to remember that we need to maintain our homes. Our list of violations has grown and largely consists of items that are easy to deal with. We each have a responsibility to keep our homes to a basic standard that doesn’t drag down the attractiveness or value of our neighbors.

We have endeavored to be VERY easy on violations and standards. Many of you may have even received initial letters in the past but then seen the Board remove the violation from the list or enforcement. Our goal is to follow the spirit of the rules, not to burden our residents.

If you get a second letter or attorney letter, it is vital that you reach out to the management company to resolve. It means a violation has gone on too long or is of a nature as to be an eyesore or worse.

If you are elderly or unable to deal with the problem, PLEASE reach out on social media or to the managment company. We can potentially connect you with people who can help. Sometimes it might even be a Board member who comes by to assist. We want to protect our home values and neighborhood beauty, not to inconvenience anyone. Help us help you.

We are less than 40 votes away from wrapping up the lake election!

A few of us will be in the neighborhood this weekend and next week asking for 30 seconds to cast your vote to transfer the lake so it can be improved by MUD 42.

Help us help you. Just a little more ways to go.

Park and common area landscaping update -

We will have an answer tomorrow regarding an URGENT cutting and trimming of the park, etc.

The company we are replacing did not get it done and our new company doesn’t officially start until July 1. Our goal is to get the new landscaper to start early and ASAP.

Update on Wednesday as soon as we have one. Thanks for your patience.

Swing by the park on Saturday at 4:00!!

06/01/2026

The common areas will be mowed and maintained by our current landscape contractor every Saturday through the end of June.

A new company will be taking over on July 1 and has provided us a very responsive and predictable schedule that is part of the contract.

Thanks for your patience as we worked through this.

Please make sure you vote for the lake transfer to MUD 42. It’s still open and it’s a two minute task.

Help us improve the lake AS A COMMUNITY by having the entire community take over rhe maintenance and upgrades. Help us help you
