We already knew that many of the transplants to Texas hail from California. Now we know just how many.
More than one of every 10 people moving to Texas during the 2020 pandemic year was from the Golden State, according to a study released this week by the Texas Real Estate Research Center at Texas A&M University.
In addition, California ranked as the top “move-to-Texas state” in 19 of the last 20 years, said Luis Torres.
Another recent study quantifies the companies moving out of California, finding that for the first six months of 2021, the number of companies relocating their headquarters out of the state is running at twice the rate for 2020.

Based on Coldwell Banker Real Estate LLC recently found, in the United States, the population of individuals with a net worth of $5 million or more increased by 17% from 2019 to 2021. Real estate wealth grew 77% from January to July 2021, compared to the same time period in 2019.
There was a 224.5% increase in the number of U.S. home sales priced above $1 million year over year, according to Coldwell Banker.

Buyers in today's market are all too familiar with the challenges being felt by limited inventory, high demand and rapid home-price appreciation.
But the actual affordability of the U.S. housing market for the average homebuyer, as measured by the Federal Reserve Bank of Atlanta, is worsening. In data, the Federal Reserve of Atlanta found the median existing-home price, as a three-month rolling average, was $343,472 nationally, a record high. Median-income households are spending 32.4% of their annual income on a median-priced home, the highest it's been since November 2008.
The Federal Reserve Bank and others define affordability as not spending more than 30% of a household income on housing-related expenses, including rent, mortgage, taxes, utility payments and so on.

If we see more of the contract sale amount in line with the appraised value, that’s a huge bonus for buyers, have been taking unusual risks such as waiving their rights to terminate a contract because of low appraisal value. Essentially, these buyers were willing to plunk down more cash to make the sale happen.
In June, according to the National Association of Realtors survey of agents, 28 percent of the buyers waived their appraisal contingency. But that percentage, too, should start coming down as the appraisal value and contract sale price start mirroring each other.

Someone believes that notarization will “legalize” their documents, notaries should be particularly cautious when notarizing sensitive documents that were prepared without the assistance of an attorney, such as estate planning documents or real estate documents. It may be helpful to explain to your customer that notarization only attests to the signature and that the notary’s seal only identifies the notary.
To conclude, because notaries public notarizes signatures, not the content of a document, notarization does not make a document “legal” or “official” in any way. It is important to note that a document that is illegal or false prior to notarization is still illegal or false even after being notarized.
