Corey Jones Isle brought 10 single-family workforce homes to Delray Beach, each designed with the neighborhood’s heritage in mind.

Named for Corey Jones, a beloved community member and mentor, the homes blend American Craftsman architecture with island-inspired elements that honor the area’s Bahamian and Caribbean Islander heritage. The Delray Beach CRA worked with the Delray Beach Community Land Trust on the project, with Stuart & Shelby Development building the homes. Construction began in early 2020 and was completed by the end of that year.

Projects like this help keep homeownership within reach for working families in the CRA District.

A look down at Carver Square, where workforce homes now stand on land that once could not support them.

The two-block site between SW 7th and 8th Avenues was once a pond and an informal dump site, and homes built there from the 1960s through the 1980s suffered severe settling. The Delray Beach CRA acquired the properties, relocated residents, and completed a soil remediation program, receiving state clearance in 2014. After working with the community on what to build, construction began in February 2022 and wrapped in summer 2023.

Every home sold, and all are restricted as workforce housing for 40 years, keeping homeownership within reach for working families in the Southwest Neighborhood.

The Wellbrock House has stood on N. Swinton Avenue since 2019, but its story starts in the late 1920s.

Designed by Samuel Ogren Jr., Delray Beach’s first registered architect, the Colonial Revival home was built for J.C. Wellbrock, a prominent produce broker, at 215 NW 7th Avenue. The Delray Beach CRA relocated the house to 22 N. Swinton Avenue in November 2019 and completed its renovation in summer 2022. Today it serves as CRA office space.

The house is listed on the Local Historic Register and recently received a Historic Merit Award from Delray Beach Preservation, a reminder of what is possible when historic preservation is a priority.

The Historic Fifth Avenue Cottages are two contributing structures in the West Settlers Historic District, both named for prominent Delray families who once owned them. The Muse House at 182 NW 5th Avenue and the Harvel Cottage at 186 NW 5th Avenue were single family homes before the Delray Beach CRA converted them to commercial space. Today they anchor a stretch of a corridor that was once the heart of the city’s Black owned business community, and they give small businesses a place to operate inside two pieces of that history. When the Delray Beach CRA acquired the former LaFrance Hotel, the building had been operating as a boarding house and had fallen into disrepair. Rather than deciding its future within the organization, the CRA held dialogue sessions with the community, and the consensus was affordable rental housing for low income seniors. The renovation delivered 14 permanently affordable units across two buildings joined by a breezeway and courtyard, and the property was dedicated in November 2007. A plaque at the entrance credits the West Settlers Neighborhood for its support.

Meet Nick Delgiudice, Finance Coordinator at the Delray Beach CRA.

Since joining the CRA in October 2025, Nick has helped handle the financial tracking, compliance, and reimbursements that keep the agency's funding programs running.

“A lot of my work happens behind the scenes, but it directly supports the CRA's ability to invest in businesses, properties, and projects that help strengthen the district,” he said.

Before it was the LaFrance Apartments, it was the LaFrance Hotel.

The Charles Patrick family completed the building at 140 NW 4th Avenue in 1949. Through the segregation era of the 1950s and 1960s, it was the only African American owned hotel between Delray Beach and Fort Lauderdale that welcomed African American guests, a home away from home for seasonal laborers, chauffeurs, waiters, entertainers, and civil rights figures.

The CRA purchased the building in an effort to preserve that history and renovated it into affordable housing for low income seniors. It still stands on its original site in the West Settlers Historic District.

This stretch of Historic 5th Avenue didn't always look like this.

The Muse House was already on the corridor when the Delray Beach CRA acquired it in 2009. The Harvel Cottage stood at 36 SE 1st Avenue until the CRA relocated it in December 2010, clearing its original site for redevelopment while saving the building itself.

Bringing the two together preserved the character of the Historic West Settlers District and gave the corridor a pair of recognizable commercial anchors.
