🚨 PROPERTY OWNERS & RESIDENTS: THE PREBLE COUNTY LAND BANK NEEDS YOUR HELP! 🏚️➡️🏡

Do you own — or know of — a vacant, blighted or problematic property in Preble County that could be a candidate for demolition and future redevelopment?

Now is the time to let us know!

The Preble County Land Bank is preparing its application for the next round of state demolition grant funding, and we are actively seeking potential properties to consider. The state application deadline is Oct. 16, which means we have a very short window to identify properties, evaluate potential projects and complete necessary preliminary work.

This year, the state is placing greater emphasis on projects that are ready to move forward and have a clear plan for what comes next. Strong candidates may include properties with potential for:

🏠 New or improved housing
🏢 Business or economic development
🌱 Community revitalization
💼 Job creation and increased tax revenue
🏗️ Other productive redevelopment

If you have a property you would like the Land Bank to investigate, contact us AS SOON AS POSSIBLE. You can also include photos of the property with your submission.

⏰ Time is critical. Some potential projects may require additional preliminary work, including asbestos inspections, before they can be included in the grant application.

Have questions or think you may have a property that qualifies? Contact the Preble County Land Bank at 937-456-8101 or [email protected].

🏡 From blight to new beginnings.

What was once a vacant, blighted property at 8 Western Drive in West Alexandria is becoming something every community needs more of — a new home.

This morning, a new house arrived by trailer and was set on the lot, marking an exciting milestone in a partnership between the Preble County Land Bank, Preble County Habitat for Humanity and the Village of West Alexandria. By the end of the day, the home will already have its roofing installed.

Just over a year ago, the property had sat vacant for approximately four years. After acquiring the property, the Preble County Land Bank paid the delinquent taxes, demolished the unsafe structure and identified the site as an ideal location for new residential construction.

This is exactly what the Land Bank is working to achieve.

We don't want empty lots — we want homes.

Projects like this help address the county's housing shortage by transforming neglected properties into places where individuals and families can build their futures. Every vacant property returned to productive use strengthens neighborhoods, improves communities and creates new opportunities across Preble County.

Stay tuned as we share the progress on this exciting transformation!

🏡 Safer Homes. Healthier Futures in Preble County 🏡

The Preble County Land Bank is proud to share that, with support from the Lead Safe Ohio Program, we’ve helped 16 Preble County families reduce exposure to lead hazards in their homes.

By addressing deteriorating lead-based paint and dust in older, owner-occupied homes, certified contractors were able to stabilize surfaces and remove immediate risks — without requiring families to relocate or take on financial burdens.

“This program allowed us to help families who live in older homes make them safer,” said Land Bank President Austin Cole. “Every home we touched represents a healthier environment for children and a stronger future for that household.”

Together, we’re protecting our children and investing in healthier homes across Preble County, Ohio . 💙

🚧 Demolition Day at the Former Hines Truck Stop! 🚧
After years of vacancy and environmental assessment, demolition has finally begun at the site of the former Hines Truck Stop at the intersection of U.S. 127 and U.S. 40.

The Preble County Land Reutilization Corporation (Land Bank) received $800,000 in Ohio Brownfield Remediation Funding nearly a year ago through the Ohio Department of Development’s Brownfield Remediation Program to clean up and revitalize this long-blighted property. This project cleans up any contamination and clears the way for future commercial redevelopment.
Records show the site once operated as a truck refueling station dating back to the late 1920s, ceasing operations in 1990. Now, after decades of disrepair, progress is underway to give this key intersection a fresh start.

💪 Another big step forward for local redevelopment and economic growth right here in Preble County!

📣 The Preble County Land Bank is seeking properties to be demolished!

The State of Ohio has released guidelines for the 2026 Demolition Grant. Applications for this grant open on October 29, 2025, and close on November 19, 2025. This timeline will not allow us to take our time and use our normal collection methods, so we are asking for your assistance.

We are looking for projects that will allow for the Preble County Land Bank to either take ownership or work with the current owner to demolish dilapidated and abandoned buildings around Preble County. There are a few ways this can be accomplished:

🏠 Property Donation:
The owner donates the property to the Preble County Land Bank. In this scenario, the owner will donate the property, have the ability to receive a tax write-off, and will no longer be burdened with a nuisance property.

🔨 Shared Project:
The owner works with the Preble County Land Bank to demolish the property and then retains ownership of the property. In this scenario, the owner would either pay for 25% of the project cost or perform in-kind labor/work totaling 25% of the project cost.

⚙️ Other Options:
Some other possibilities for property acquisition and demolition do exist within the funding, but they would have to be evaluated on a case-by-case basis.

We appreciate all of the hard work you do to keep your communities safe and clean. Please let us know if we can work together to assist you in this goal.
