Demand is way down due to high rates, however home owners with low rates are not selling because of the now increased cost to buy at current prices. Not every down market is the same. We are far from a crash.

STAT: In early 2009 in Sacramento County 84.2% of sales were either bank-owned or short sales, and today that's 0.38% of sales.

This is why today's cooling market is nothing like 2008-09. Nothing goes straight up forever.

Distressed sales hardly exist. They're just not a thing in today's market. It's amazing to look back at Q1 2009 though to see 84% of all sales were either bank-owned or short sales.
