Questions residents should demand in writing

1. Who owns the project?

2. Who is the developer, operator, tenant, and end user?

3. Is this for AI, cloud storage, government contracts, crypto mining, corporate data, or something else?

4. How many acres will be developed?

5. How many buildings, how tall, and how close to homes?

6. How much electricity will it use at full buildout?

7. Will new substations, transmission lines, or grid upgrades be needed?

8. Who pays for those upgrades — the company or ratepayers?

9. Will residents’ electric rates increase?

10. How much water will it use daily and yearly?

11. Will cooling use public water, wells, recycled water, or closed-loop systems?

12. Could it affect wells, streams, stormwater, or water pressure?

13. How much wastewater will be produced?

14. What backup generators will be used — diesel, gas, battery, or other?

15. How often will generators be tested?

16. What emissions permits are required?

17. What noise level is expected during the day and at night?

18. Will there be enforceable noise limits at the property line?

19. Will there be 24/7 lighting, fencing, cameras, or security patrols?

20. What roads will construction trucks use?

21. Who pays for road damage?

22. What tax breaks, abatements, grants, or subsidies are being offered?

23. How many permanent local jobs will actually exist after construction?

24. Will the township require an independent environmental, traffic, noise, water, and utility-impact study?

25. Will residents get a public hearing before final approval?

26. Will all agreements be made public before any vote?

27. Will there be a legally enforceable community-benefit agreement?

28. Can approval be delayed until all questions are answered in writing?

Best demand: “Do not approve this based on promises. Put every protection in writing, make it enforceable, and make the company pay for the impacts it creates.”
