Good news! The City of Houston began construction on the Roseland Estates Street and Drainage Project. The Montrose TRDA/TIRZ is contributing $525,000 for the complete reconstruction of this neighborhood's sidewalks, spanning over 2 miles. We’re grateful to have contributed to this project.

The Montrose TIRZ/RDA will be holding a Board Meeting virtually via Zoom and in person at Metropolitan Multi-Service Center (1475 W Gray St, Houston, TX 77019) at 6:30 PM on Monday, September 21st, 2026. There will be a 30-minute presentation on the parking study at the beginning of the Board Meeting. The presentation will review the study’s objectives, summarize the parking survey findings, and present the results of the supply-and-demand analysis. It will conclude with an overview of a proposed “parking toolkit,” including the benefits and challenges of various parking-management strategies and potential approaches to implementation.

We want to provide an update on the trees along Montrose Boulevard. Since our last statement, our team has met with the landscape architect, landscape contractor, and subcontractors, and each tree along the corridor has been evaluated.

The contractor will replace all affected trees this fall, at no cost to the TIRZ or the community, under the terms of the project warranty. In addition, the maintenance program is being strengthened to ensure the new trees receive the consistent care they need to establish and thrive, again at no cost to the TIRZ.

The trees along Montrose are critically important to the neighborhood, and we are committed to resolving this matter. Updates will continue to the posted on the Montrose Boulevard Project Page.

Landscape Update

We're paying close attention to the new landscaping along Montrose Boulevard, and we want to thank residents and neighbors for bringing their concerns to our attention, which we've also observed and share.

Some recently planted trees between West Clay and Allen Parkway are showing the effects of Houston’s extreme summer conditions, and our landscaping team is responding. We are working closely with our contractor and arborist to assess each affected tree and determine the next best steps.

The project includes safeguards for situations like this. The trees are covered by a four-year warranty, and each one will be evaluated to determine whether it needs additional care, or replacement.

This is the process working as intended. Our shared goal is to help the landscaping thrive over the long term and ensure that Montrose Boulevard becomes greener and more beautiful as the project matures.

We expect recommendations from the contractor and arborist in the coming weeks and will continue keeping the community informed about our progress.

At the last board meeting, the RDA/TIRZ 24 board approved the FY 2026-27 budget of $34.7 million.

The two new projects include a sidewalk improvement project for Richmond Avenue and an outfall study.

Officials with the Montrose Tax Increment Reinvestment Zone held a second open house Aug. 3 for the controversial West Alabama Street reconstruction project, giving neighborhood residents and business owners a chance to give feedback and receive answers to questions submitted ahead of the meeting.
