🏡 When Does a New Home Get Added to the Tax Roll?
Did you know when your home is substantially completed can determine when the improvement first appears on your property tax assessment?
In our latest educational video, Citrus County Property Appraiser Cregg Dalton is joined by Keith Pullias, current President of the REALTORS® Association of Citrus County and a local Realtor, to discuss the importance of January 1, Florida's annual property assessment date, and how it impacts newly constructed homes.
Under Section 192.042, Florida Statutes, real property is assessed as of January 1 each year, and improvements that are not substantially completed as of that date are not assigned value for that tax year.
For example, let's say a homeowner pulls a building permit in August 2025, begins construction, and finishes the home in February 2026. Because the home was not substantially completed as of January 1, 2026, the completed improvement would first be assessed on the 2027 tax roll.
🎥 Watch as Cregg and Keith walk through this example and explain why understanding the January 1 assessment date is so important for homeowners, homebuyers, and real estate professionals.
Our goal is to help property owners and local Realtors better understand the assessment process and avoid unexpected surprises when it comes to their property taxes.
