Delayed Silver Lake townhouses face new city orders (via )
Three long-delayed townhouses at 2800-2802 N. Glendale Blvd. face new Building & Safety orders to clear debris, excessive vegetation and similar materials, and obtain a supplemental work permit.
The latest orders mark another setback for the project, which has been in the works since 2017 and under construction since at least 2021. The Department of Building & Safety is requiring the owners to clean up the property and secure additional approval before work can continue.
In case of non-compliance, the Silver Lake Neighborhood Council is ready to send a letter urging the City Council Dist. 4 office to put pressure on the owner, according to Toni Wells of the neighborhood council's Urban Design and Preservation Committee.
The location has a long history of code enforcement notes that predates the current owners. Formerly the site of a gas station that was unsuccessfully nominated as a historic monument, the lot sat empty for nearly a decade before plans finally began moving forward for the three new homes.
It is not clear why the current project has bogged down. The head of the development company, Everelle Build Corp., most recently told The Eastsider it would be completed in 2024. But the developers have not commented on this latest order, the current timeline or the cause of the delay.

We are asking for the Community's support in helping maintain and monitor the Community Bulletin Board at the Tesla Pocket Park around the Reservoir.
Guidelines

Silver Lake holds a deep, hidden history as a sanctuary, creative hub, and culinary epicenter for Asian American trailblazers.
The Enclaves & Architects: Before the mid-century, "J. Flats" was a thriving hub for Japanese residents. After racial housing covenants were struck down, architect Eugene Kinn Choy built his landmark home in 1949. Deputy State Attorney General Delbert E. Wong followed, hiring renowned architect Gilbert Leong to design his family residence. Before long, Silver Lake—especially Primrose Hill—became an epicenter for Asian American modernist architects.
The Gardeners & Organizers: Hidden in plain sight, landscape pioneers left permanent marks on the terrain—from James Noboru Ish*tani transforming a steep dirt block into a hillside urban oasis to the legacy of the Sakai-Kozawa family’s historic Tokio Florist.
Sanctuaries of Art & Music: In 1965, the historic East West Players theater group was founded in a local church to fight Hollywood stereotyping. That artistic pulse lives on through indie rockers like Christopher Guanlao (Silversun Pickups), Sandra Vu (SISU), and others. At the intersection of music and visual art is the "S" mural at solutions, painted by Lung Pak Lew, and turned into a shrine to Elliott Smith by his fans.
Literary & Culinary Icons: Silver Lake has nurtured immense creative talent—from Pulitzer Prize winner Viet Thanh Nguyen to Helen Bui's Silver Lake Reading Club. The neighborhood sits at the heart of LA's modern food scene, from Silverlake Ramen to local staples like Pine & Crane, Bé Ù, Pijja Palace, and Azizam.
Political Powerhouses: Silver Lake has served as a launchpad for historic political representation. Michael Woo became the first Asian American on the LA City Council here in 1985 when he was elected to represent CD 13. David Ryu was elected to represent CD 4 in 2015. Today, that legacy continues through Councilmember Nithya Raman and Assemblymember Jessica Caloza—the first Filipina elected to the Cal. State Legislature.

Zone Zero is California’s new wildfire safety standard focused on creating a 0–5 foot buffer around homes using non-combustible materials.
The goal is to reduce the risk of homes igniting from embers and fast-moving fire in high-risk areas like Los Angeles.
At the same time, it’s raised concerns from residents about reducing tree cover and vegetation that provide shade, cooling, and the character of our community. This workshop is an opportunity to hear updates, ask questions, and share your thoughts and concerns.

On behalf of Los Angeles Council District 4 () and Council District 13 (), you are Invited to join on April 30th, 2026 for the Glendale Hyperion Bridge Improvement Project Groundbreaking.
The Glendale Hyperion Bridge Improvement Project has been in the works for over 20 years and its groundbreaking is a momentous occasion that has been highly anticipated by surrounding communities. The project, led by the Bureau of Engineering and in partnership with Caltrans, will upgrade the structure of the bridge to better withstand seismic activity, restore the bridge’s historic appearance, and improve access and circulation for people driving, biking, and walking.
This will be a small event, with community and project leaders in attendance. The groundbreaking will include brief comments from Councilmember Raman, Councilmember Soto-Martinez, Mobility Deputy City Engineer Katie Doherty, and other VIPs. Following the program, there will be a brief tour of the project.

"Safety concerns are growing after at least two women said they were attacked at the Silver Lake Reservoir in separate incidents." - ABC News

I wanted to reach out regarding the recent serious safety concerns around the Silver Lake Reservoir.
Our office was made aware of the reported assaults near the reservoir over the weekend. We then escalated the reports to LAPD, who has now opened an investigation into these incidents. We are working alongside LAPD, Council District 13, and our office to share out more information should it become available. If anyone reaches out with information regarding these incidents, please have them contact LAPD or SLO Ramirez.
It has also come to our attention that the lights along Armstrong Hill have been operating incorrectly. The Silver Lake Reservoir Conservancy reached out to let us know that the lights appear to be mis-timed and have been coming on during the day, but not at night. Our CD4 Leadership Team has escalated this outage to the Bureau of Street Lighting. Given this serious safety concern, we are working to prioritize their repair as quickly as possible. We are also working alongside CD13 to this end.
There are also several utilitarian lights in the area, which are out. Utilitarian lights are lights that are mounted on the wooden DWP pole and are managed by DWP. We have also reached out to their department to request repairs.
Finally, our LA Conservation Corps teams will be going out onto the Armstrong Hill path by the reservoir this week to do some weeding and cut back tree growth that is blocking visibility of the path. We are coordinating with the SL Rec Center in this effort.
As I mentioned, we will share more information should it become available, but I wanted to make sure that you all knew that we are aware of the neighborhoods concerns and are taking this matter very seriously. Please let me know if you have any questions and thank you for your continued leadership.
