When Mariana joined ELACC's First-Time Homebuyer (FTHB) course in October 2024, she set a personal goal to spend the next year building her savings and reducing her debt so she could one day become a homeowner.
With determination and discipline, Mariana stayed committed to her goals. One year later, in October 2025, she returned for a follow-up session, excited and ready to take the next step. Together, we reviewed her options and connected her with lenders that truly matched her needs.
After careful consideration, Mariana chose First Citizens Bank and its CRA loan program, which aligned perfectly with her financial profile. She also applied through the City’s LIPA program and was approved for $158,000 in 0% down payment assistance.
Mariana also partnered with trusted realtor Alia Garcia, who had previously participated in the very same FTHB class Mariana attended. It was a full-circle moment—working with a real estate professional who understands and supports the education and preparation behind responsible homeownership.
Because of her dedication and the strength of her team, Mariana was able to purchase her first home by contributing only 1% of the purchase price out of pocket.
We are incredibly proud of Mariana and honored to have been part of her story.

Proposed changes from HUD could deny rental assistance to mixed-status households—putting families at risk of separation just to keep a roof over their heads.
This contradicts the long-standing policy that allows prorated support and undermines basic principles of stability and fairness.
ELACC stands against this rule.

Heat pumps are a critical part of California’s clean energy future.⚡🏡
The California Heat Pump Partnership is hosting from April 11–19, 2026, a statewide celebration of the skilled workforce, local expertise, and modern, highly efficient electric appliances bringing clean heating and cooling to our communities year-round.
ELACC is working to with heat pumps in our own buildings, and we are proud to be a part of this progress in energy efficiency!
During Heat Pump Week, Californians will have an opportunity to:
✔️ Connect with local contractors and installers
✔️ Explore all-electric appliances, including heat pumps
✔️ Discover incentives and rebates
✔️ Hear from community members who have made the switch
