That small red cabinet near your fire sprinkler riser isn't decoration — it's required. Inside are spare sprinkler heads and the special wrench made to install them. Code requires spares that match every head type and temperature rating in your building, so that if a head ever activates or gets damaged, the correct replacement is already on hand and the system can be restored fast. On inspection we verify the cabinet is stocked, correct and complete. Little details like this are exactly what an inspector checks — and what we handle in-house. 📞 (818) 739-9849

Ever wonder why some fire sprinkler pipes aren't full of water? It's by design. In a heated space, a wet system keeps water right at every head, ready to flow the instant one opens. But in a freezer, an unheated parking garage or an attic, that standing water would freeze and burst the pipe. Those spaces use a dry system instead: the pipes hold pressurized air, with the water held back at a dry pipe valve until a head opens, the air escapes, and water rushes in. Each type needs different testing — and we inspect both in-house. 📞 (818) 739-9849

Quick question for property managers: if an inspector or a new owner asked for your building's fire protection records today, could you produce them in five minutes?

The paperwork that actually matters: every inspection report and system tag date, your 5-year certification documents, and every repair invoice — proof your systems have been maintained, not just installed. When a building changes hands, it's worth verifying what's actually installed and tested, not just what the old paperwork claims.

We help property teams organize, verify and complete their fire protection records — all in-house. 📞 (818) 739-9849

Multi-tenant and mixed-use buildings share something most tenants never think about: one fire protection system. Usually a single riser and one fire alarm panel serve every unit in the building. That means when one tenant does a build-out, it can affect coverage, valves or alarm zones for everyone — and the Reg 4 compliance record covers the whole building, not just one suite. Keeping it all coordinated is exactly the kind of thing that falls through the cracks with four different vendors. We coordinate multi-tenant fire protection in-house. 📞 (818) 739-9849

"Do you know what Regulation 4 is in Los Angeles?" Most people don't — and that's exactly the problem, because if you own or manage a commercial building here, it's already your responsibility.

Reg 4 is the LAFD's annual fire protection testing requirement. Your sprinklers — every head and every control valve — your fire alarm panels and devices, your fire pump's yearly performance test, and your standpipes all have to be inspected, certified and reported to the city on schedule.

Most buildings juggle a separate vendor for each of those. We handle all of it in-house: one team, one schedule, one clean Reg 4 record. 📞 (818) 739-9849

Here's something a lot of tenants and property managers miss during a build-out: the moment you move a wall, your fire sprinkler coverage changes with it. Sprinkler heads are engineered for one specific floor plan and spacing. Add a partition and a head that covered open floor now only reaches half a room. Drop in a new dropped ceiling and you may need heads both above and below it. That's why every tenant improvement needs the sprinkler layout reviewed and permitted — not assumed. We handle TI sprinkler design, permitting and installation in-house. 📞 (818) 739-9849

Building out a new tenant space? The fire protection permit process runs on its own timeline — plans submitted, reviewed by LAFD and the building department, approved, installed, then a final inspection before you get your certificate of occupancy. Skip a step and that CO date slips. We handle design, permitting, install and final sign-off in-house. 📞 (818) 739-9849

Your annual fire sprinkler inspection checks the system from the outside. The 5-year certification is different — it looks inside the pipe. NFPA 25 requires opening the system at set internal points to inspect for corrosion, scale and obstructions: buildup you can't see from the floor that can choke water flow exactly when the system needs to perform. Catching it on the 5-year cert is far cheaper than discovering it during an actual fire. We run the 5-year internal inspection and certification in-house. 📞 (818) 739-9849

A lot of property managers aren't sure what a Reg 4 inspection actually includes. Here's the short version: we check the sprinkler heads for coverage and clearance, verify the control valves are open and supervised, test and certify the backflow preventer, and put the fire alarm panel and its devices through a full test. The point of doing it all in-house is simple — one team, one visit, one clean compliance record instead of four vendors and four schedules. 📞 (818) 739-9849

There's a pump in your fire pump room that almost nobody notices — and it's doing most of the daily work. The jockey pump keeps system pressure topped up so the big fire pump doesn't have to start for every small drop, which is what keeps that main pump from wearing out fast. And when winter hits, a pump room that gets too cold risks a frozen line or a failed pump at the worst possible moment. We test and maintain fire pumps — jockey pump included — and check that your pump room is ready for the season, all in-house. 📞 (818) 739-9849
