Showings have officially turned into my own personal haunted house tour.

Room one: a bookcase that's secretly a door. Push it open you find a blank white room with tile floors and zero explanation waiting on the other side. Straight out of American Horror Story.

House 2 - Outside (the real monster): an HVAC unit outside with wire nuts and electrical tape attached to the unit! James Vandergrift perfectly normal right? 🤪

Secret rooms, mystery embers, I never know what kind of haunted house I'm walking into next. Moral of the story: bring someone who can spot the scary stuff before you sign anything 👻

Price is not the only thing on the table.

When most people think "negotiate," they think of one number. But there's a whole list of things buyers and sellers can work out before that contract is final: closing costs, repair credits, home warranties, even the possession date.

I walk every client through what's negotiable in their specific deal, because no two contracts look the same. You deserve to know all your options, not just the obvious one.

Fall is prime time to sell, friends 🍂 If that "maybe I should sell" thought has been creeping in, let it creep a little louder.

Here's the game plan:

🎃 Move quickly, it's a much easier sell now than once we hit late November and everyone's buried in holiday chaos.

🎃 Get those photos taken ASAP. Early fall light is doing you a favor, and your landscaping hasn't fully surrendered to winter yet.

🎃 Hire someone who'll fight for you. A slower market means you need an agent who knows how to make your home stand out, not just list it and hope.
