There is something a lot of people don't understand. The role of a Notary is limited. Even though we're an Official Witness, unless there's a law, court ruling, or state attorney general opinion that says otherwise, we can only officially witness the signing of documents, along with administering oaths or affirmations. In a few states, we can officiate weddings or certify copies. That's all.
Everything else that notaries are asked to do is beyond our official capacity. That does not mean we cannot do these extra things. It just means we aren't doing them as notaries and we need to research whether they are legally allowed for everyone to do, as some things are restricted as to who can do them.
In Tennessee, we're authorized to officiate weddings. And there are no restrictions on the duties normally assigned to a Signing Agent, so we can be NSAs here as long as we're aware of the risks involved.
We are not specifically authorized to certify copies and I found 2 TN AG opinions on this subject that leave it a bit muddled as to whether we have this authority under common law. My best guess is we can certify copies if we are the keeper of the original and make the copy, but not otherwise. We can notarize a statement by the holder of the document that they made the copy, if that helps.

Interest rates just went up again today. That means refinancing (which is already down 70% or more from last year) will stay low. Inflation and other factors have pumped the sales prices of homes way past where most people can afford them. Major lenders are laying off people by the thousands. And all those extra new notaries who joined the industry during the boom time of the pandemic are still here.
This is NOT a good time to become a new NSA. Unless you have a background in a relevant field and can use that to network your way to business, you're unlikely to see a return on your investment in supplies and credentials and training for a year or two.
