July’s Marin real estate market continued to show strong demand, even as inventory tightened.

Here are 4 key takeaways from the July 2026 market:

🏡 Sales stayed strong: 260 homes closed, up 14% year over year, while pending sales increased 1%.

📉 Inventory tightened: 445 homes were on the market, down 25.3% from last year, with just 1.7 months of inventory.

📈 Prices moved higher: The median sold price reached $1.623M, up 8.9% year over year, while the average sold price climbed to $2.030M.

🎯 Buyers remain selective, but competitive: Homes averaged 39 days on market, yet still sold for 101% of the original list price on average.

The takeaway? Marin remains a competitive market where limited inventory continues to shape the experience for both buyers and sellers.

The Marin County real estate market continued its strong momentum throughout Q2 2026, with high buyer demand, limited inventory, and rising home values.

🏡 Single-family homes sold in a median of just 13 days, down from 17 days this time last year, showing that well-prepared homes are moving quickly.

📈 The median sales price climbed to $1,865,000, up from $1,802,508 in Q2 2025, while price per square foot also increased, reflecting continued demand across the county.

🔥 Competition remained strong, with more than half of all homes selling above asking price. On average, sellers received 104.7% of their list price, proving that buyers are still willing to compete for the right home.

For sellers, today's market continues to provide excellent opportunities when a home is properly prepared, strategically priced, and professionally marketed. For buyers, while competition remains strong, having the right local expertise and being ready to move quickly can make all the difference.

As we head into the second half of the year, Marin remains a healthy and competitive market.
