Thought I’d make a follow-up post on the Roseboro, since the auction is tomorrow!
I wanted to make sure folks realize- this place is a project. It’s in better shape- on the surface- than the Cottages, but it still needs a ton of money, a solid attainable vision, and someone that realizes they’re opening a can of worms to some extent.
It’s not turn key. At least, not anymore. I remember when there were shops on the first floor, maybe 10-15 years ago. The upper floors are in rough shape, gutted I think. The lower level was the initial home of Beekman 1802 before those guys bought their building across the street. Since then, it’s been mostly vacant. It’s unclear whether things like the sprinkler system work, and there’s probably a whole slew of things to do just to get the first floor up and running again. It also comes with some serious challenges. It’s massive, for starters. It’s also got no real parking anymore. The work that was done in the 90s is showing its age. The porch roof is bad. It may or may not be occupied.
At the end of the day, the Roseboro needs to be rescued. It won’t be easy, but it’s an excellent opportunity for the right developer. Did I mention it qualifies for substantial historic tax credits?
I’m still hopeful we can find a preservation-minded steward for this place before it’s too late.
