Ocean Pines Police warn of several circulating scams

(Weblink: https://www.oceanpines.org/web/pages/news_content?announcementId=3270&backURL=%2Fweb%2Fpages%2Fopa-news&_jsfBridgeRedirect=true )

(July 31, 2026) The Ocean Pines Police Department has been made aware of several scam attempts circulating the area.

The most widespread scam attempt is the Fake Deed Copy Service, where the scammer obtains your name and property information from public records. You then receive an official looking letter saying you need a copy of your deed or property record, with an offer to obtain the document for a fee, often $50-$150 or more. The document itself is usually available from the county recorder for a much lower fee. These documents tend to look as if they are government issued, however, they typically contain fine print stating that it is not affiliated with any government agency.

A more serious but less common scam is the Home Title Theft scam. This is when a criminal steals enough personal information to create fraudulent documents and file fake deeds or transfer documents with a local recording office. The criminals may then try to take out loans against the property, sell the property, or rent it to unsuspecting tenants. While recording a fraudulent deed does not automatically give them legal ownership, it can create expensive legal problems for the real owner.

Property Monitoring Scams are also on the rise. Some companies market "property protection" services, warning that criminals may steal your home's title. They then charge monthly fees to monitor public records, which may be offered for free or at a much lower cost by the county.

Police warn residents to be cautious if:
- A letter creates urgency ("Act immediately")
- It asks for payment to obtain public records
- The sender resembles a government office but isn't one
- You are asked for Social Security numbers, bank details, or copies of identification
- The fee seems unusually high for a simple document

Property owners can protect themselves by doing the following:
- Obtain deeds and property records directly from your county recorder or land records office
- Review unexpected mail concerning your property carefully
- Consider signing up for county property fraud alert programs if available
- Regularly check property records for your home

If you receive a similar document in the mail and have concerns about whether it is genuine, contact the Ocean Pines Police Department at 410-641-7747.

Ocean Pines Urges Summer Safety for Bicycle and E-Bike Riders

As summer activity increases throughout Ocean Pines, community leaders are reminding residents and visitors to prioritize safety when riding bicycles and e-bikes on local roads, pathways, and recreational areas.

With more families, seasonal residents, and visitors enjoying Ocean Pines’ neighborhoods and amenities, there has been a noticeable rise in bicycle and e-bike usage. The Ocean Pines Association, in coordination with the Ocean Pines Police Department, reminds riders to practice safe riding habits as summer approaches to help prevent avoidable accidents.

Safety Starts with Every Rider

Whether commuting, exercising, or enjoying a leisurely ride, all cyclists and e-bike riders are urged to follow these essential safety practices:
• Wear a Helmet: Helmets are strongly recommended for riders of all ages and significantly reduce injury risk.
• Increase Visibility: Bright clothing and reflective gear are especially important during early mornings, evenings, and shaded residential streets.
• Follow Community Traffic Rules: Stop at posted signs, obey speed limits, and follow all traffic guidance within Ocean Pines.
• Use Proper Equipment: Ensure your bike or e-bike is equipped with front and rear lights, reflectors, and a working bell or horn.
• Control Your Speed: E-bikes can travel faster than traditional bicycles—ride at a safe speed, particularly near pedestrians, children, and pets.
• Stay Alert: Avoid distractions such as mobile phones and remain aware of your surroundings at all times.
• Share the Road Respectfully: Yield to pedestrians and give clear signals when passing others on paths and roadways.

A Reminder for Drivers

Motorists within Ocean Pines also play a critical role in maintaining safety:
• Allow at least three feet when passing cyclists.
• Watch carefully for riders at intersections, crosswalks, and community entrances.
• Be especially cautious in residential areas where children and families are active.
• Check for cyclists before opening vehicle doors along roadways.

Community Commitment to Safety

“Summer is one of the most vibrant times in Ocean Pines, and we want everyone to enjoy it safely,” “By staying aware and respecting one another on our roads and pathways, we can help prevent accidents and keep our community safe.”
