Pawleys Island may be known for being one of the oldest non-commercial summer resorts on the East Coast. Located just between Myrtle Beach and Charleston. This "Agro-gently shabby" town as it is known is less than 4 miles long and accessible by two short causeways. The island itself separates two bodies of water the Waccamaw River and the Atlantic Ocean yet they merge together at the southernmost part of the island. Pawleys Island's beach front homes used to house many wealthy rice planters. What original homes are left on the island after hurricane Hugo are considered historical landmarks even though they have been remodeled. What was destroyed in hurricanes now has been rebuilt to small and large luxury beach front homes ranging with price tags from several hundred thousand to several million dollar homes. The new homes now have modern designs but still keep that classic beach look. Pawleys Island also offers neighborhoods along the Waccamaw River such Hagley Estates, Ricefields and the Reserve homes. Each offering access to the water they also have other great amenities. Not all of Pawleys Island homes are located around major bodies of water but the ones that are not are just minutes to the beach or the river. Each neighborhood is easily accessible from highway 17 which makes running to the grocery store, taking the kids to a game or stopping by your favorite clothing store easy

Pawleys Island is home to many beautiful golf courses where you can enjoy living right on the greens or overlooking them. Some communities offer condos that give you the views of the golf course and the ocean marsh. Each golf community has its different perks and amenities from 24 hours security, member’s only club houses, pools, tennis courts, fitness areas and much more. Living in a golf community gives you the natural beautiful scenery of the low country like those in Heritage Golf and Country club. Overlooking part of the Waccamaw River and lined with live oaks this great private neighborhood is perfect for all families wanting a quite safe home. Not to mention playing and practicing golf is just a walk, short drive or golf cart ride away! Pawleys Island was given its name by the American Pioneer George Pawley. Pawleys Island is also known for the Original Pawleys Island Hammock. Crafted here in the low country and sold all over the world! Enjoy watching Marvin at the Pawleys Island Hammock shops making hammocks daily. It is said that Pawleys Island has two mysterious ghost. One being the Gray man who is said to walk the island before storms to warn people they need to evacuate the island. In return if you listen to him your house will not be harmed by the storm. The second ghost of Pawleys is Alice Flagg a young girl who had fallen in love with a lumberman and her family did not approve of his social stature. He gave her a gold ring but her family did not want her to wear it so she place it on a ribbon around her neck and tucked it under her dress. When Alice became sick and was transported back to her home town of Murrells Inlet where she died her family found her ring, cut the ribbon and tossed it into the marsh. Alice was buried at All Saints Church in Pawleys Island where she is known to be seen walking around holding her chest looking for her lost ring. Living on Pawleys Island is a great pleasure when waking up to the smell of the salt air, the sound and views of the ocean or marsh! The island its self is built around about 600 homes, a small police station, a pier and small condominium building. Shopping and dining are wonderful options within less than a mile you can enjoy several restaurants, shopping and entertainment.

Welcome to Heritage Plantation, a private gated community in Pawleys Island, SC that captures the very heart of coastal South Carolina. Spanning six hundred thirty seven acres along the Waccamaw River and the Intracoastal Waterway, this neighborhood sits on the grounds of the former True Blue and Midway Plantations, colonial era rice plantations whose legacy still shapes its gracious southern atmosphere today. Developed with care to preserve that classic plantation charm, Heritage Plantation blends centuries old natural beauty with thoughtful modern living, creating a place where giant live oaks draped in moss, lush magnolias, wetland marshes, and sparkling freshwater ponds frame every view.

At its center is the award winning Heritage Club golf course, designed by Dan Maples in nineteen eighty six and consistently ranked among the top public courses in America. Its rolling fairways wind through the historic landscape, offering residents and guests a scenic challenge surrounded by the same oaks and marshes that once defined the plantations. Just steps away, the deep water marina provides four docks right on the Intracoastal Waterway, complete with a dock house, boat ramp, dry storage, and a large deck built over the water where cypress trees frame breathtaking daily sunsets. Residents gather there for casual evenings, parties, and the simple joy of watching the tides roll in, making boating an everyday pleasure rather than a distant hobby.

The community itself is home to nearly five hundred custom built residences, each one unique yet perfectly in tune with the Lowcountry setting. Styles range from inviting detached patio homes ideal for easy living to spacious estates with generous square footage. Homes typically feature two to five bedrooms or more and span from about thirteen hundred square feet to well over six thousand, with thoughtful details like expansive porches, gourmet kitchens, and private outdoor spaces. Current listings show a median price around seven hundred thousand dollars, with options starting in the mid four hundreds and reaching nearly two million depending on size, views, and location. Many homes overlook the golf course, lakes, or waterways, giving owners that coveted sense of privacy and connection to nature.

Pawleys Island Community Church Update: Federal Lawsuit Dismissed, State Cases Continue

A federal class-action lawsuit filed against Pawleys Island Community Church and the Southern Baptist Convention related to the Warren Perry matter has been dismissed.

On September 15, 2026, U.S. District Judge Richard Mark Gergel dismissed the proposed class-action without prejudice. The court found it lacked subject-matter jurisdiction because the plaintiffs did not adequately establish that more than $5 million was at stake under the Class Action Fairness Act. The claims were based on state law. Plaintiffs may refile in state court.

Several civil lawsuits remain pending in Georgetown County Court of Common Pleas. Church and other defendants have asked the court to dismiss some of those cases, including under the ecclesiastical abstention doctrine. As of mid-October 2026, no rulings on those motions have been reported.

Criminal charges involving former church and school leaders and Warren Perry continue. The South Carolina Attorney General’s Office is handling the prosecutions after the local solicitor’s office cited a conflict of interest.

The cases stem from allegations that church leaders allowed registered s*x offender Warren Perry to volunteer on the campus of Pawleys Island Community Church and Pawleys Island Christian Academy while aware of his status. The academy has since closed.

This is for informational purposes based on publicly reported court filings and news coverage. Court outcomes can change.

Long before it became one of South Carolina’s most celebrated golf courses, this land was a thriving rice plantation named by Scottish doctor Robert Nesbit in the late 1700s. He called it Caledonia (the old Roman name for Scotland) after marrying Elizabeth Pawley, whose family gave our island its name. At its peak, the plantation produced more than 700,000 pounds of rice a year, stretching from the ocean all the way to the Waccamaw River under the same ancient live oaks that still shade the entrance today.

In 1971 the property became a private hunting and fishing preserve, and in 1994 Mike Strantz turned it into his first solo golf course design. The result is pure magic: centuries-old oaks dripping with Spanish moss, exploding flower beds, and a layout so beautiful it’s often described as “a beautiful day in a floral nature park.”

In the early 1800s, Theodosia Burr Alston ( daughter of Aaron Burr and wife of South Carolina Governor Joseph Alston ) spent quiet summers at her in-laws’ beach house on the strand. She escaped the isolation of the rice plantations (The Oaks, now Brookgreen Gardens ) and the heavy air of Georgetown, SC for the open sky and salt wind. After the death of her only child in 1812, she left Georgetown on New Year’s Eve aboard the schooner Patriot, bound for New York to see her father. The ship vanished. No confirmed wreckage, no survivors. Only theories of a winter storm off the Outer Banks, or worse.

Since then, walkers on the beach between Litchfield and Pawleys Island, SC (and farther down at Debordieu and Huntington Beach State Park) have reported a slender figure in gray or pale clothing standing at the water’s edge at dusk or in fog. She faces the sea, sometimes seeming to float just above the foam. She does not approach. She does not speak. She simply watches the horizon as if waiting for a ship that never returned, or searching for the child she lost before she ever boarded it.

Those who have seen her describe a profound stillness...no menace, only the weight of unfinished grief. The tide eventually covers whatever marks she leaves. The next fog bank or rising moon brings her back.

It is one of the quieter legends of the Hammock Coast: not the storm-warning figure of the Grey Man, not the ring-seeking girl of All Saints, but a vanished First Lady who still seems to walk the same stretch of sand she once loved, looking for something the ocean never gave back.

If you walk that shore at twilight, keep your eyes on the line where the water meets the sky. You may not see her. But the wind sometimes sounds, for a moment, like a name called across the waves.
