For those of you wondering how companies like Open-door, Offer Pad, and Zillow operate and make money, here is a good article on it. They start with a below market cash offer to buy your house, and then after changing the carpet and a few minor touch-ups, they list and sell your home for closer to what you could have sold it for. Open-door is very good at this, but Zillow trying the same formula actually loses money more often than not.
There are certainly benefits to having a smoother closing, but is it worth leaving $10k-20k on the table??
