Hello - I’m a concerned neighbor in East Deutschtown and have been researching the Comfort Inn bankruptcy and proposal to turn it into 100% Section 8 housing (96 units) on East Ohio Street. I’m sharing what I have learned below.
* The developer is presenting on** Monday, Nov 4th at Allegheny Center Alliance Church, 250 East Ohio Street at 6:30pm**. PLEASE come to the meeting to have your voice heard.
* The Comfort Inn (CI) is owned by Arrakis LLC. Arrakis has the same ownership as October Development, who you may recall tried to take over nearly 100 properties in our neighborhood via conservatorship in 2021.
* Arrakis signed a sales agreement with Hullett to purchase the CI in Sept 24. Hullett plans to turn the hotel into 100% Section 8 Housing as early as Summer 2025.
* The 96 hotel rooms will all turn into 350 square foot apartments with small kitchenettes. There are no zoning restrictions and they can proceed unencumbered with this plan if the sale goes through.
* Arrakis filed for bankruptcy in Oct 24. As a result, other bids will be accepted by Nov 15th with a minimum bid of 8.5M (based on the Hullett agreement). If anyone else places a bid, there will be an auction and it is quite possible that another hotel developer will show interest in keeping the property a hotel.
* The Pittsburgh Housing Authority recommends no more than 25% Section 8 housing in a single structure but has signed off on 100% for this project in our neighborhood.
* The Northside has a disproportionate amount of government subsidized housing - nearly 50% of the managed communities (for the entire city) are on the Northside, and a significant portion of Section 8 vouchers are here, particularly in the areas surrounding East Ohio Street.
Please come to the meeting on Nov 4th - we need the entire community to get involved to make sure our voices are heard regarding this significant change in the Northside. Thank you for reading and I hope to see you on Monday. :)
