TANGLEWOOD CROSSING ANNOUNCES RESTAURANT, RETAIL AND SERVICE LINEUP
Bubbakoo’s Burritos, Dave’s Hot Chicken, Biscuit Belly and European Wax Center will enter the Roanoke market, joining Mattress Warehouse at Tanglewood Crossing.

ABoone Real Estate has announced the tenant lineup for the first phase of Tanglewood Crossing, a new mixed-use town center-style development at 4502 Starkey Road in Southwest Roanoke County, Virginia. Scheduled to open in March 2027, the first phase of the development will feature Bubbakoo’s Burritos, Dave’s Hot Chicken, Biscuit Belly, European Wax Center and Mattress Warehouse.

Bubbakoo’s Burritos, Dave’s Hot Chicken, Biscuit Belly and European Wax Center will make their Roanoke-market debuts at Tanglewood Crossing. Mattress Warehouse, which already operates in the region, will round out the first phase of Tanglewood Crossing.

Located at the intersection of Route 419/Electric Road and Starkey Road, Tanglewood Crossing is being developed by a partnership between ABoone Real Estate and the Boxley Family on 3.74 acres near Tanglewood Mall, with Segall Group serving as the project’s leasing representative.

The development will include a 13,270-square-foot retail center fronting Electric Road; a four-story mixed-use building featuring 10,410 square feet of retail and restaurant space and 42 residential units; and a third building with 56 residential units. Approximately 3,000 square feet of the mixed-use building’s commercial space has been pre-leased, leaving roughly 7,200 square feet available that can be divided to accommodate tenant needs. The mixed-use building is expected to open in late 2027.

“Tanglewood Crossing represents an exciting investment in the Cave Spring community and the continued transformation of the Route 419 corridor consistent with the 419 Town Center Plan,” said Paul Mahoney, Cave Spring District representative on the Roanoke County Board of Supervisors. “These new businesses and residences will bring additional energy, business opportunities, and activity to the area while offering residents and visitors even more reasons to spend time in Roanoke County.”

“We are excited to introduce a diverse mix of restaurants, retailers and services to Roanoke County at Tanglewood Crossing,” said Alexander Boone, President of ABoone Real Estate, the project’s developer. “These restaurants and retailers will complement the development’s residences to create an active destination throughout the day. Our residents will walk to restaurants, retailers and Carilion Wellness and create a vibrant community not found in Roanoke County. Tanglewood Crossing is the town center that Roanoke County envisioned in 2019 when it created the Reimagine 419 district. With only a few commercial spaces remaining, we look forward to completing a lineup that serves both the surrounding neighborhood and the broader Roanoke region.”

“Bringing Bubbakoo’s to Virginia for the first time is an important milestone for our continued growth, and we’re proud to make our debut in Roanoke,” said Chris Ives, CEO of Bubbakoo’s Burritos. “Tanglewood Crossing gives us the opportunity to introduce a new community to our bold, customizable menu and ‘Create Something Different’ experience, and we look forward to becoming part of all the growth happening in the area.”
