We need more affordable housing in San Francisco, and the Housing Moratorium, Proposition I, will only make the problem of a lack of available, affordable housing and displacement worse – for the entire city.
• Prop I will stop the creation of 1,495 new homes, including hundreds of below market rate units. San Francisco needs new homes for all income levels to
alleviate the city’s problem of displacement. Thousands of people move to San Francisco each year. If Prop I limits new available housing, the new residents moving into the city will bid up prices of existing homes, making the city’s problem of displacement worse.
• Under Prop I, taxpayers – not developers – could have to pay for the lost 1,500 units. Recently built, city-funded “affordable” homes cost about $800,000 per unit to build. This means that if the city tried to replace the housing lost under Prop I, taxpayers could be on the hook for more than $1 billion dollars.
• Not only will Prop I make matters worse by preventing the construction of new housing, but Prop I also prevents the renovation of existing housing after an event like a fire. If a resident’s home catches on fire – and lately there have been several major fires in the Mission – the owner will not be able to receive the necessary permits to repair their residences.
• Prop I was rushed to the ballot, and it shows. The measure violates numerous state and local laws and is full of dangerous consequences – like the inability to renovate damaged units. Instead of halting the development of new housing, we should be working to construct enough housing for all San Franciscans. We need more housing, not more politics.
