The federal Low-income Housing Tax Credit (LIHTC) program reaches a significant milestone today as the nation’s most effective financing tool for the development of affordable rental housing turns 40 years old.
Created under the Reagan administration as a part of the Tax Reform Act of 1986, LIHTC leverages private equity to finance the development of affordable multifamily units ranging from permanent supportive housing to workforce housing. The shift in affordable housing production from a direct government-build model to a public-private partnership structure attracts equity investments from major corporations and banks to reduce upfront construction costs, thus passing on the savings in the form of rent-restricted units for lower income households.
Utah Housing Corporation (UHC) is Utah’s designated allocator of federal LIHTC which has financed over 43,000 affordable units in Utah and between 3.3 and 3.7 million affordable units nationwide. UHC’s CROWN program also utilizes LIHTC to finance rent-to-own single-family homes, providing homeownership opportunities to Utahns who would otherwise be unable to purchase home. UHC is proud to celebrate LIHTC on its 40th birthday and all that it does to provide affordable, stable housing for Utahns!
