On November 3, Florida voters will decide Amendment 3, which would raise the homestead exemption and lower the assessment cap on non-homestead property. The City is not taking a position. Our job is to make sure you have the facts.
Weston has had the lowest millage rate in Broward County every year since we incorporated in 1996. We also run lean, with just 12 City employees, so staffing cuts could not close a gap like this one.
If the amendment passes, we estimate a loss of just over $9 million in property tax revenue over two years. The City Commission would have three options, alone or in combination:
1. Reduce non-essential services, such as special events, crossing guards, School Resource Officers*, civic education programs, and park hours.
*School security is the responsibility of the School Board.
2. Increase fees for services people choose to use, beyond the increases already approved for FY27.
3. Raise the millage rate, which would fall most heavily on non-homestead property owners, including commercial businesses and renters.
No decisions have been made. The City Commission will have to weigh those options for the 2028 and 2029 budgets. Whatever happens in November, our goal is to protect the quality of life that makes Weston special.
