Fun Fact Friday!

Ever wonder why deeds have a Book and Page or Instrument Number?

Older records may be referenced by a Book and Page. The Book and Page number works like a unique address for a recorded document, helping identify exactly where it can be found.

Newer electronically recorded documents may use an Instrument Number.

These reference numbers make it easier to locate the correct recorded document without confusing it with another property record.

Same Records. A Brighter Tomorrow.

Seller impersonation fraud can happen when someone pretends to be a legitimate property owner and attempts to sell property they do not own.

Potential warning signs may include:

• Pressure to move unusually fast
• Reluctance to appear in person or by video
• Questionable identification
• Unexpected changes in contact or transaction information
• Other details that simply don’t add up

If something feels inconsistent, slow down and verify. Ask questions, confirm identities, check property records, and work with trusted professionals before moving forward.

Taking a few extra steps to verify information can help protect property owners and our community.

WHO SHOULD CONSIDER LEARNING ABOUT A TOD DEED?

Who should learn more about Transfer on
Death deeds?

Anyone thinking seriously about what may happen to their real property after death may want to understand the option.

That can include older homeowners, single homeowners, or families with more complicated estate-planning needs.

But a TOD deed is not automatically right for any particular group.

Every situation is different, so learn how the law works and speak with an attorney before deciding what fits your plan.
