Many banks and other institutions offer to assist their clients make a will, they tend to persuade the clients to appoint the institution as executor. However, especially for smaller estates, this is often not advisable. Often it is better to appoint one of the beneficiaries as executor of the will. Such executor can then appoint an attorney to look after the legal formalities and negotiate a fee for this. When the estate is under a certain amount, the figure being published in the Government Gazette, its administration is greatly simplified.

The owner of property is the person in whose name the immovable property is registered in terms of the Deeds Registries Act 47 of 1973. There are instances, however, where you can totally or partly own immovable property, without it being registered in your name, or not own property despite it being registered in your name, for example:
-Prescription
-Expropriation
-Marriage
-Declaring the owner insolvent

This concept is becoming more popular as prices of homes increase. A possible solution for people who are trying to enter the market is for several generations of the same family to live in a property together. In SA, properties with more than one dwelling on them are becoming highly sought after. Often the parents build "granny flats" on their own property and the children take over the big family home. Crime is also a contributing factor.
Of course this type of living has advantages and disadvantages, but certainly it is a possible way for more people to obtain access the property market.
