📬 Tax bills are coming soon!

Bosque County tax bills will go out at the end of October/beginning of November. Before yours arrives, here's a quick reminder of who does what:

🏠 BCAD appraises property at market value (that's us)
🗳️ Your taxing entities (county, cities, schools, hospital district) set the rates
💵 The Tax Assessor-Collector sends the bill and collects payment

Questions about your VALUE? Call us at 254-435-2304.
Questions about your BILL or payment options? That's the Tax Assessor-Collector's office.

We're happy to point you in the right direction either way. 👍

Tax season pro tip: there are two different questions, and two different offices. ☎️ Why is my VALUE what it is? That is us, BCAD, 254-435-2304. ☎️ Where is my BILL, how do I pay, can I set up installments? That is the tax office printed on your statement. Calling the right office first saves you time, and if you call the wrong one, both offices will happily point you to the other. Small county, friendly phones.

Here is a five minute homework assignment that could change how you see your tax bill. 💻 Go to bosque.countytaxrates.com and search your address. You will see every entity taxing your property, the rate each one adopted, and how that compares to the No-New-Revenue rate, the rate that would have kept their collections level. This site exists because Texas law says you deserve to see exactly who decided what. We think that is a good law.

Twenty-two different entities tax property in Bosque County. Can you name yours? The county. Seven cities. Eleven school districts. A hospital district. An emergency services district. A water district. Every one has an elected or appointed board, a public budget, and a tax rate adopted in a public vote. And here's the part that surprises people: BCAD is not on that list. We tax nothing. We appraise property, and every one of those 22 entities uses our same value with their own rate. Which entities tax YOUR property depends on where it sits. City limits or outside? Which school district? The full list is printed on your appraisal notice every April, and it's the list that matters, because those boards, not BCAD, decide what you pay.

Our appraisers are your neighbors, and their job is simpler than the rumors suggest: keep an accurate record of every property in Bosque County and value it at what the market says, because Texas law requires it. That means reviewing sales, checking new construction, driving county roads, updating records, and answering your questions. What it does NOT mean: setting tax rates, sending bills, or collecting money. Accurate and fair, that is the whole job. 👷

🚫 MYTH: If I protest my value, they will punish me with a higher number next year. ✅ FACT: Protesting is your legal right, and using it does not flag your account, mark your file, or set you up for retaliation. Every year, Bosque County property owners protest, present evidence, and plenty of them walk out with a lower value. Your next value is based on the market, same as everyone else's. When notices go out in the spring, use your rights with confidence. We will post everything you need to know before the deadline.

DID YOU KNOW? Most property tax exemptions require a one-time application. Homestead, over-65, disabled person, disabled veteran: none of them apply themselves. The good news? Once approved, most stay in place as long as you qualify, and applying costs nothing. Five minutes with our office could save you real money every year. 254-435-2304 or BosqueCAD.com.

🐂 Agriculture is the backbone of Bosque County, and Texas law recognizes it. Qualified ag land is appraised on its PRODUCTIVITY value, what the land can produce, not its market value. That difference keeps working ranches and farms workable. If your land has a bona fide agricultural use and you are not sure whether it qualifies, call us at 254-435-2304. We would rather walk you through it now than have you miss out.

Tax statements go out later this month. When yours arrives, remember: bills are due on receipt and become delinquent February 1. A few things worth knowing now instead of in January: 💵 Pay by January 31 to avoid penalty and interest. 📅 If you are 65 or older, disabled, or a disabled veteran with a homestead, Texas law lets you pay in four installments. Ask the tax office listed on your statement about setting that up. Payment questions go to the tax office that sent your bill. Value and exemption questions come to us: 254-435-2304.
